Let's put things in perspective here.
If it was completed today, the HUB would be the tallest building, just to its 257m roofline, outside of the GTA.
More importantly, the HUB is designed by an internationally-renowned firm: RSHP - the same firm (if not individual) that gave us the Pompidou centre and Lloyd's insurance building in London. The HUB would actually be their second tallest tower after 3 WTC in NYC and, unlike 3 WTC, the design is much more of an homage to Richard Rogers' actual style. This is not a residential project, this is Class A office space from Oxford properties. The materials and build quality will be top notch.
The ground level is the best part of this project and I would go so far as to say it's one of the most exciting ground level treatments we've had in a Canadian skyscraper this century. It's even better than the soaring open space of 1 Bloor West.
Look at this thing:
The giant, hulking mass is cantilevered 50 meters above street level on 8 massive Citigroup Center-like columns, and the lobby itself will be a dramatic space with no columns at the edges.
