While they have made minor concessions, such as reducing Moody’s parking, the overall density remains nearly unchanged, and the livable square footage of the building has increased. In addition, it appears the setback of the tower from LaSalle has been reduced from 126 feet to 76 feet. This increases the width of the tower by 50 feet and adds 4,000 square feet per floor, which more than offsets the 7-floor reduction in height.

Supporting this development will have long-lasting, irreversible consequences for Old Town and you as the decision-maker. The community has been clear in its concerns, particularly regarding the severe traffic implications and the inappropriateness of a high-rise at such a prominent and heavily utilized location. We urge you to listen to the voices of those you represent.

We invite you to meet with us to discuss what a true compromise would look like. We are confident that a more balanced development—one that aligns with the needs and character of Old Town—is possible. The community deserves a project that reflects thoughtful planning and genuine collaboration.

Please review this data, and then we would like the opportunity to meet with you and discuss why this is not a compromise and why you MUST walk away from this project and stand with your constituents.

Love the thinly veiled threat... What's funny is that the boundaries of Hopkins' ward are so wacky that he can afford to lose a significant chunk of Old Town voters, and he'll still be just fine.

Tomorrow is going to be a wild day at plan commission with this project and the up-zoning of Broadway on the agenda.

Regarding Old Town Canvas
There are 110 pages worth of letters for the approval of the project

YESSSSSS.

Honestly, even if the economics never shake out and it never gets built, this decision sets a nice precedent in the city that even when the old rich NIMBYs pour their hearts and souls into crushing new development, they don't always get what they want.

It's been suggested already, but it's worth repeating: This was the developer's plan all along, with a wink and a nod from the alderman. I've seen this firsthand too many times...

Yet the development was first announced in Fall 2021. Seems like an awfully long time to fuck about if the fix was already in, as you suggest.

We didn't get a design until September 2023 as they switched architects.

Very nice to see. It took to long for the Alderman to call it a day on this one and make the decision, but at least he made the right one in the end. (note: this applies even if it was mostly/all a performative process, a kabuki dance he was making the developer go through....too long and too many meetings to demonstrate the nimby group was never going to accept an appropriate development for the site)
