Good question. At this point it seems to be shaping up to be an exceptionally good industrial park in the vein of the city's other industrial parks, as compared to some revolutionary game-changer. Basically building upon the city's existing strengths in trucking/transport/warehousing/light industrial as compared to bringing something new and completely different to the city.
