I agree that no room for the rail trail seems like a missed opportunity. The parkland, I can live without since Burnet Middle School directly to the south has lots of open space.

I love the density for this part of the neighborhood (not on the main thoroughfare directly adjacent to the outer boundaries). Looks like a row of townhouses and a 3 story condo/apartment building.

Check out the site plan for 7600 Burnet VMU if the attachments re-appear. That development will be game changing for the area around the old Northcross mall and north central Austin in general. Feels like they are going for a mini Triangle.
