Lougheed Highway is horrible, but Brentwood has a good street grid to work with compared to Metrotown. Because of the elevated Skytrain line, Beresford will have a retail row on only one side of the street for the foreseeable future, and that doesn't work well. And the massive mall creates a huge crater right in the middle. I'm sure metrotown will still do well though, but Brentwood will do just as well, if not better.
