That's too bad.

Too much is happening on that stretch of Hastings.

One design element which I disagree with its the focus on arterial routes for housing.

Arterials should be for commerce, the parallel streets directly behind the arterials should be densified with more housing.

This saves business from being displaced and land values sky rocketing because of the extra residential component being allowed.
