My hunch is that there is a new generation of dentists opening practices and they do not want to operate out of stodgy old medical-dental office buildings. Alternatively, perhaps there is significant overlap occurring among dental practitioners, with much of the old guard filling up space in stodgy old medical-dental office buildings, leaving new dentists little choice but to locate in street-level retail. If one is going to open a new practice, then why not open in a new development where, almost by definition, there will be people nearby with steady employment who have relocated from somewhere else, many of whom may be in need of a new dentist.
