Oh and in other "Gateway" related news those this may be more suited for the transit discussion, came across:

New project put up on Surrey, no details yet, but it is at the corner of 104th and 156th (the HOV on/off ramp road) and I recall the big argument about the new rapid bus not stopping in Surrey because there was supposed to be a commercial development built where the bus would stop in this exact spot. Looks to me like someone may actually be going forward with a development there now. 10600 sq meters is about 114,000 square feet so I'd say your standard Save-on, Safeway size give or take.
