Just another quick note, a lot of plans have been submitted in the past few days for new multi-family residential developments in the city. The impact fees go up in 2013 pretty significantly so developers have been rushing to get things in the system prior. I don't have lots of details yet but when I have them, I will share them. There are a few hundred new apartments proposed in and around downtown.
