Pearl up to 36 and 119m! New tallest condo!!!!

The proposed rezoning application will seek approval to increase the height of the building from 35 storeys to 36 storeys(to a maximum height of 119 metres) and reduce the number of the allowable units from 174 to 160.

Pre-sales for the Pearl luxury condominium have generated a significant demand for a larger units. As a result, several of the smaller units have been consolidated into larger units in order to accommodate some of this demand. The developer is proposing to add one (1) additional floor to the tower in order to accommodate the remainder of this demand.

The underground parkade has already been constructed with 296 vehicular parking spaces based on the requirements of the originally proposed 174 units. This number of parking spaces will remain and will exceed the parking requirements in the City of Edmonton Zoning Bylaw for the proposed 160 units.

The proposed additional floor will increase the total Gross Floor Area by 5.18% and increase the Floor Are Ratio (FAR) from 6.18 to 6.50.
