The podium of the current design is much better than the podium of the Crystal design. The Crystal design had a flat facade because of the above-grade mechanized parking in the podium. This design has no above-grade parking (they demolished the ballroom (to be reconstructed) and put parking under it).
Precast refers to the pre-cast concrete exterior panelling - the brown/beige parts.
