23-Story, 397-Unit Tower Planned at 2nd and Callowhill

The strip on 2nd Street between Spring Garden and Callowhill is in for a major transformation. In this part of town, 2nd Street is bordered on the east side by the Interstate 95 offramp and a bunch of industrial buildings on the west side. These couple of blocks, and especially the intersection of 2nd and Callowhill, are ruled by the automobile. As a pedestrian, try walking from the west side of 2nd Street towards the river. It’s a real life game of Frogger.

There are currently no plans for road diets at the intersection, but the northwest corner is in for a big change. National Real Estate Development, the group who recently redeveloped a large swath of East Market, along with Kushner Real Estate Group plan on building a 23-story tower at 412 N. 2nd Street, the location of an old distribution center.

The tower will rise 244 feet tall (260 feet to the top of the bulkhead) and will include 397 residential units. 20,400 square feet of commercial space and 106 parking spaces will also be included in the development. 10,692 square feet of the commercial space will be located in an adaptively reused section of the existing building.

One of the most interesting pieces of this project is the reopening of American Street through the property and the additional public space included in the development. A programmed, pedestrian-focused street will run between the section of the old building on the west side of the street and the tower podium on the east side of the site. Both sides of the street will be lined with commercial spaces. Although this street will be geared towards pedestrians and bicyclists, automobiles will still be allowed access to the road.

Haha. There was just a debate about this in the Highrise thread. Like many Philly neighborhoods, the boundaries are up for debate.

I also don't call this area Northern Liberties, as I believe NoLibs has Spring Garden as it's southern border.

Others felt like Callowhill or "the Loft District" ends at 8th Street.

I proposed calling this area SoNo (for Southern Northern Liberties) and making a brand new neighborhood out of it entirely, since this area if/when it builds up, will be all new, dense, mostly highrise and midrise development and will have an entirely different feel than NoLibs and Callowhill.

SoNo is so very, Sex in the City. Also, this acronym in particular opens itself up for critique. What if something bad happens here? It could come to mean something like "Soooo Not Going there". So not good, etc.

If we're going to use directional acronyms, I prefer something like NoCa. North of Callowhill (Street).

BTW.

This one is Morris Adjmi architects (which I suspected from the render). The Spring Garden project is Handel.

The developers (as of this point) own every lot on 2nd with the exception of the Desimone building.

Plan is to re-store N American Street between Callowhill and Noble for now. All the way to Spring Garden if they get the Desimone property.

The Spring Garden building is proposed with an internal courtyard and pedestrian path that would connect from the north.

Disappointing their treatment of 2nd St. Going to be a parking garage face. I do like how they're re-opening American St but I struggle to see how much foot traffic will end up over there. It leads nowhere in both directions, and there's no connection below Callowhill to Old City or Spring Garden. I mean.... I get it... 2nd St there sucks... but was hoping maybe it wouldn't.

With the project on Spring Garden and 5th, these two buildings and the one on Del Ave and Callowhill, this area is going to look like that area in Nolibs at 2nd and Germantown. Spring Garden is going to have a canyon when all this is done.

Stunning and amazing! I love how they're reactivating American Street as a pedestrian only retail street.

There's no way to realistically activate 2nd Street with the I-95 off ramp right there, so this makes a ton of sense in my onion.

My hope going forward is that 3rd Street isn't walled off when projects start getting proposed over there, and that those buildings will have retail facing both 3rd, and American Street.

Besides better lighting, landscaping and murals, what can be done to the space under 676 on 2nd Street to make it more pedestrian friendly?

San Diego has some cool stuff but the weather is always nice...
