The design rationale discusses automated exterior solar shades on the west facade that will unfurl with direct sunlight to add animation and reduce solar gain. I am... skeptical those will make it into the final design. Maintenance would be a nightmare.
I figure this is a pretty important project, so I started a new thread and moved this over from the Downtown Thread.

Very nice! This is certainly a gap in the skyline I look forward to filling. Eventually that intersection will have a tall tower in all its four corners, but gotta start somewhere.

Yeah this one definitely looks better than the other one Merrick just designed at Hornby and Drake, good thing because it's a more prominent location. Curious how the glazing will look, I may have to buy some stocks in aluminum...

Hey thanks for being a harbinger of good news, Feathered Friend, and Retro_! This building is tall and sleek and rather elegant, and needs to get the green light, and GO! (IMHO, of course)

Maybe Merrick has a jerkyl and hyde design personality. I agree though this one definitely is way better than the other recent project they came up with. Looking forward to seeing this one get built.

Must be the location because there have been plenty of West End projects proposed but this one makes you realize how much the West End is changing. It's feels strange to think that a 47 story tower is going to be at the corner of Davie and Burrard. Davie Village will have a different feel after this one is built. Maybe not a village anymore.

Yeah it's unfortunately not much of a 'Gaybourhood' like it used to be but that's been going on for a few years now.

Assuming the other gas station across Davie gets redeveloped as a tower, there will effectively be a tower 'gateway' to the retail stretch of Davie Street - which won't see much change (in scale) in this area. Presumably there will be a cluster of new shorter towers where St Paul's is today, so this won't be totally isolated. The north-east corner of Burrard and Davie is going to have a new non-market City of Vancouver housing building - so not a tower, and further south Burrard Street is getting the lower office building as part of Burrard Place - with the tall tower on Hornby. That suggests quite a bit of variation in height along Burrard, but I'm not sure this tower will read as part of Davie Village at all; the village will effectively start beyond it, although the retail continuity will be a good addition to the block at street level.

Is the angled facade to address a view cone (as with Shangri-la?)

The squared off podium and the angled facade above remind me of one side of Elan (also Merrick).

Isn't there potential for redevelopment of the NE corner pf Burrard & Davie too?
I thought there was a post that the corner had sold.

That site and the Esso site would surround the tower with others, and it wouldn't stick out as shown in he first rendering.

City of Vancouver owns the Money Mart corner and Concord Pacific bought the Esso. So I'd imagine another corner with condos and one with social housing?

If only the 50 hotel units are located above, they can plunk a lounge/restaurant on the top floor. The views of English Bay and False Creek would be fabulous from here, especially during sun sets.

Meanwhile, in the real world, if you look at the floorplans, you'll see there's an amenity space for the residents at the very top of the building, with residential units on the upper floors (which have the highest value). The possible hotel rooms are at the bottom of the building, in the podium.

I know, like I said, I'm wishing it's the other way round: something for the owners to consider if they want a money-making amenity in the future, instead of yet another boring hotel with an underutilized amenity space for residents.
