Agreed. It looks like three identical brick buildings with two of them being painted.

I definitely think the building on the right should have been saved, it was in decent shape. The other two were a little questionable and it looks like they've been altered a lot over the years. Hopefully the one old building that's now left on this block will be fixed up a bit as it looks very run down.
Here's two of the demolished buildings from 1932. It appears the one on the left had an upper story added at one time or it replaced what's here in the photo altogether:

Great unit sizes, but the FSR should be quite a bit higher.

Kudos to Sanjiv Sandhu of Point Grey Developments for rescuing this character house from Pendrell and moving it to anchor their development on the 400 block of East 5th:

Saw this new building going up on a single lot at Main and E. 21st. IMHO the city should require this kind of residential or office component on all buildings replacing one story CRU's. None of this one floor with mezzanine crap. If the property owners can't get it together to assemble their lots into bigger parcels, make them provide some residential to ease affordability if they want to redevelop.

There doesn't seem to be a legally enforceable mechanism to require a minimum amount of development - only a maximum. (That can be increased through a rezoning, so there's potential flexibility to add height and or density).

One reason why some developments have been built with only a single storey is where they replace a fire damaged or destroyed building. There are examples in the past few years on West Broadway, West 4th and more recently Main near Broadway. Presumably the insurance only covers the replacement of what was lost, and the owner is happy to get their income stream back as quickly as possible.

I'm not familiar enough with the Vancouver Charter to know if the zoning powers only allow maximums, or if that's just been the tradition and they've never sought to implement minimum zoning. Not only would it be be a way to increase housing stock, but it would likely accelerate assembly of small parcels, if the current owner wanted to rebuild but didn't want to be involved in residential tenancies.

Clearly not, or at least not to a developing country, or in fact most other countries on this planet. If you showed someone a picture of that alley in the render, they would likely be entirely unsurprised that it is in Canada. It's clean, well maintained and non-intimidating....you could say boring.

Anyways, I'm loving the amount of infill projects taking off in the West End.
