First tower, 55 storeys, 520 ft:

The application describes the design: “The floor plates of the subject Tower 1 are arranged in two massing volumes that offer a different height extrusion of one part against the other. The larger of the two parts extends up to 55 storeys while the smaller part sits at 47-storeys. This arrangement provides for a landscaped terrace and exposed elevator core.”

Based on the description, sounds like the massing will be similar to Bosa's Affinity near Brentwood, but with the taller section substantially traller:

Damn, the tallest towers will be very likely to break 200 meters. Although, I am surprised that Amazing Brentwood accomplishes quite a bit more height with just a couple more floors. Anyways, sweet!

566 units in one 55 storey tower! Seems like the floor plate would be even larger than amazing brentwood, which seems like it's going to be pretty beastly

Only 2.6 FAR? Must be a typo. Unless this is the tower in relation to the phase 1 parcel and ignoring the 3 other towers that should be built in phase 1. In that case the FAR would be closer to 10 at this rate, a little high.

Yeah, I noticed that as well. Seems way too low for a 520ft tower.

Will this be the only tower in phase 1? If so, a 2.6 FSR seems right given the large site area.

The article keeps saying Tower 1. After watching the video a few times it looks to be the spot (just north of Austin) with 4 towers. The pair of shorter towers definitely have individual podiums but it's hard to tell if the taller pair do or if they share a podium.

WRT the height - 520 ft for 55 floors yields just under 9.5 ft per floor.
Even with 9 ft ceilings, that could give 2 floors of high ceiling retail in the podium
(i.e. about 27 ft to play with).
But would that exclude office space from the podium?

I was told for tower 1 ceiling heights of units are 8'8".

Cool, that's what we are talking about! Compact living and mall-culture: the reality of living in the Lower Mainland. Open mall design well-thought out for Vancouver's rainy and dark weather in the winter. Excitement in this region is definitely shifting to many of the suburb neighbourhood town centres.

I looked at what was available on MLS and it said 1975 and 1980. This was for a few of the buildings just west of the mall area.

The first phase towers look a bit harsh up top.
They don't look as sculpted as they could/should be.
