Another aspect to consider is our geographical location. Denver, whether right or wrong, looks at Utah as an extension of their market, and to some extent that is true. There is a huge number of Denver Bronco's fans here, simply due to proximity. The Bronco organization will continually fight to protect their turf. I am sure there are a good number of Rockies fans in Utah as well, again simply based on proximity.

Spence Eccles did a very extensive interview on 1280 the Zone in December and he had some interesting opinions on a new franchise. He is obviously a huge supporter or Utah Football, and played a key role in Larry Miller getting the financing to purchase the Jazz from Sam Battinstone in the 1980's in order to keep it in Utah.

To sum up the interview, while he thinks it would be exciting to have another pro level team in Utah, and the residents obviously show a passion for sports and support the teams we do have. He expressed a concern that there is still a limited number of people in the state and fears that a new team could dilute the support for the existing sports, ie, college, NBA, and MLS.

As you have pointed out several key wealthy individuals, set on bringing a team to Utah is crucial, but the corporate sponsorship dollars to pay salaries can only go so far. Eccles worried that another team could make it more difficult for the existing teams to maintain their sponsorship's and making it more difficult for them to be prosperous.

He also pointed out that the beauty of having the Bees as a Triple A affiliate is the the players salaries aren't dependent on the local sponsorship dollars, because all salaries are paid by the parent club. So we get quality baseball without the burden of those salaries.

While I too would love to see another pro level team, NFL, or MLB come to Salt Lake City, I think for a city and metro our size we are pretty spoiled with the level of sports that we have; 2 maybe 1 1/2 P-5 level College football teams, NBA, MLS, Triple A baseball, and minor league Hockey. Two of those are the from the top leagues in the country, and one just a step down.

You touched on a few things that will keep a NFL and MLB team out of Utah.

It's All about the Benjamin's.

We as a city and Metro area do not have enough Billionaires in it. We do not have enough corporate money. We do not have the Tax base to finance a stadium. We have enough to support what we have now, barely.

The NFL wants LA for its "huge tracks of .....L̶a̶n̶d̶ Money" Lots of corporate partners. LA wants the Rams because a 7.5 billionaire is financing the stadium and the Tax that will be used will not be on the stadium but the Roads leading to it.

Even if San Diego ends up in LA and the Raiders leave Oakland. The Raiders could end up in London, Mexico City,Toronto or San Antonio before they choose SLC.

We have a nice city but we do not have the cash flow to house a NFL team. It will cost at a minimum $400 Million of Tax money to Build a stadium.

MLB is a little different but the same issues come up. The other issue is no MLB team is in a stadium that is older then 20 years except 2. Oakland and Tampa Bay.

We should feel very lucky to have the 2 Pro teams we have and the 2 minor league teams. All Pro teams are in top notch buildings despite what people say about Vivint Arena. There are some really bad NBA arena's out there that are newer but not kept up like the Jazz arena.

New article up on City Weekly about the 400 S. land banking. The City of Salt Lake bought out Salt Lake Roasting Co. and it sounds like all the parcels surrounding that property are all snatched up too and is ready to develop. "With Salt Lake City Mayor Jackie Biskupski's administration taking the helm, Akerlow says the portfolio of properties will be analyzed and, ideally, the city will be ready to solicit development proposals in the early part of this year."

While I like the Salt Lake Roasting Company building, I think 4th South is an ideal location for much more density. As the article stated, SL Roasting hasn't received a lot of business that comes in via trax, I assume that this is due to the fact that it is a block away from the Library stop, as a stand alone retail business that isn't an ideal distance. However as residential that block is an ideal distance away from the Library Trax stop. Looking at the layout of the parcels on NE corner of that block it is a rather weird layout of parcels, particularly the Celtic Bank right on the corner of 4th and 4th. What's interesting however is that the Celtic Bank building and it's parking structure aren't listed as being owned by SLC, while the Roasting company and two of the three parcels directly south of it are. It's actually owned by a company who's principal agent works with the Commercial Real Estate firm Newmark Grubb Knight Frank. hmmmm

Yes, that entire block is D-4. While I would like it to be taller, I think it's a huge addition to the neighborhood, particularly that it connects through the block, giving easy access to Trax, and putting that many more people adjacent to the Gateway.

I'm impressed with Clearwater's recent involvement with all these cool little projects on the west side. Paragon Station, Marmalade Library block, and now the Paperbox site. They took over Broadway Park Lofts and got it done. I wish someone like them would get involved with LaPorte, although it probably wouldn't be a great move at this point in time.

Also, I know the buildings in the renderings are just placeholders, but I may have nightmares about that being the actual design.

Any updates on the DA building at 500S & Main? Did the city ever sale the old land at 600S & State?

I think a new DA building would really improve that section of Main Street.... Then we just need someone to do something with the parking lot across the street. Who owns that parking lot, the church? Have there recently been any plans for it?

The county has not yet sold the property at 600 S and State, but I am assuming it is Under Contract. The developer was recently given a height variance for the rear of the parcel in order to build an affordable apartment complex on the site.

I'm curious as to which parcel is their 7th parcel. Currently there is only record of 6 parcels under their name. I am hoping it's not the corner parcel, as I would hate to see that house be torn down.

The DA's new office will not be impressive relative to its height, but it will only occupy a portion of the lot. The DA's building will actually front on 500 South along the east portions of that lot. The remainder of the site which will have frontage on Main Street and 500 South will be marketed to developers for a future office building. Currently, I do not believe that they have a developer under contract for the project. The LDS Church does own the block across the street that was earlier referenced. I have not heard any future plans for that block.

Anybody have an idea what's happening on 500 S 150 E across from the City & County Bldg? It's the old Ken Garff Bldg and they look to be tearing it down. Are they just rebuilding are maybe they are leaving the site (I can dream!)?

I too wish they were leaving, but they aren't.
