I agree. It's more of a comment on Jack Keaton's than Leo's.

I'm sure Leo's will do fine. Until the next swing the market happens and pubs are no longer cool.

While true, it's going to be an absolute traffic nightmare. Busy intersection with medians on all 4 sides on plus a tight blind corner on the west side. There are going to be rear-endings here, particularly during the morning rush.

Are you as much of a drag in real life as you are on this forum?

Seriously, while I am loath to get personal, I can't remember you having a single positive thing to say on here.

BD thinks everyone on here is too stupid to realize there is a downside to every issue. He has taken it upon himself to point out the negative in everything. He's doing us a great service by being a "Debbie Downer."

Its far too cheery around here anyway. Looking forward to a further barrage of negative comments in 2016 from BD!!!

How about instead of whingeing you pretend to have a critical bone in your body.

Some of us have an opinion and care about design, aesthetics, efficiency and long term planning. Not everyone can get on the thefourthtower-everything-is-awesome-all-development-is-equally-good bandwagon.

Are you seriously trying to tell me that a bloody ubiquitous Tim Horton's deserves unmitigated praise? Give me a break.

This from the person who contributes virtually nothing beneficial to this forum whatsoever.

OK guys enough of the personal attacks. Let's stick with substance. Take a look at this site plan and comment whether the drive through is adequate to limit back-ups on to the streets.

As with every Tim Hortons, no.

Take a look in the mirror. What was the last "beneficial" thing you contributed?

You should take your own advice and keep your skewed nonsense to yourself. People on here generally understand that there is downside to every project/scenario.

The set-ups for the Rochdale Timmies' (Rochdale Crossing and across from Superstore) are actually pretty decent now. They both have long approaches for the drive through and if they get really long, they just backup into a parking lot and not a street.

From the looks of things (comparing to google maps), the Winnipeg entrance might peek out just beyond where the median begins, so it will allow entrance from both sides of Winnipeg, plus the other side will allow entrance from East-bound Ross. This will cover all directions fairly easily (just requiring one extra turn for West-bound Ross onto Winnipeg South-bound). And if it does extend further back than the median and takes up the whole fenced-in parts junkyard (and if the superimposed car is to scale), it will be enough for 14 or so cars waiting to order. Past that point, it'll likely be faster to just go inside anyway (though I do know a few people that would still just line up and wait rather than get out of their cars)

It's really not a terrible plan as far as Timmy's go (and a far sight better than the locations on Albert, which can entirely make the parking lots unusable as well as back up onto Albert).

With regards to the new Superstore in the Golden Mile, truck access at the rear of the store will be extremely challenging. The narrow access, slope and the bus port behind there will be MOST challenging for semi-truck drivers.

They're not using the existing east facing loading doors?

No, as the old Extra Foods will be converted to rented retail space. The Superstore is effectively going between the Broken Rack and RBC.

It was challenging as the Extra Foods. The trucks would often block traffic heading South on Albert Street when aligning to back into the loading dock anyway. The bus stop is probably the most interesting problem in the redesign. It's a busy transfer spot with the 4, 7,8,9,18 and 40 buses. The rental traffic and a university transfer point. It's a great design problem.

Yes it's definitely a very busy area. It also means that semis are going to be operating in the residential-heavier area on Rae St. and potentially 25th Ave. I don't actually know if Semis are going to be able to fit, turning onto Rae from Parliament or 25th considering the heavy traffic usually present at those intersections. That would be my biggest concern.

My guess is that will be a new Good Life Fitness. There's a Good Life Fitness sign near the Original Joe's already.

^Among other things. I think the drawings posted a while back should a few CRUs for that section where Extra Foods was. Fitness was certainly part of it if my memory is correct.

If I remember correctly, Goodlife could be going into the former Urban Planet space which could allow it to open before Extra Foods leaves its space.

Is there a final list of what businesses will be coming to the new development in superstore east land?
