Ground floor retail requirements and the ubiquitous "stacked" mixed use zoning requirement is a proven failure. Its been a fifteen year long urban planning wet dream and it doesn't work except in the most dense and uniquely positioned locations. Let me ask this: when was the last time you saw that requirement yield a good retail result? I mostly see crappy vape shops and insurance offices. This requirement needs to be revisited and edited in every zoning book introduced in our market since the early aughts. Go look at what it's done to Fireclay in Murray, which has proven to be a very underwhelming redevelopment area partially because of this requirement.

A much better method would be to require select retail set-backs along designated commercial corridors. Perhaps reducing the street level set-back requirements to accommodate a more separate, "staged" retail effect. Retail uses, especially heavy uses like restaurants and bars, require all sorts of additional utility requirements like hoods, penetrations, sewer, gas and electrical upgrades solid/grease interceptors (which all need to be buried, an extremely expensive proposition on busy streets because of the street closure fees etc), fire and noise suppression. Not to mention parking issues. That's why there are so many bad mixed use storefronts. Cheap yields cheap.

Yes the air has gotten better over the last few decades but it is also getting worse over the last few years. Regulating pollution did clean the air along the Wasatch front but the increasing population will only lead to worse air going forward if we continue business as usual. The trend toward cleaner air is reversing.

I get annoyed that when these reports are given, there seems to be little to no mention how land use policies affect this. Sprawl is what I'm talking about. I've been listening and checking out cities in Canada and all over the world, and they all have seemed to make that agreement, that sprawl is unhealthy, and we need to make a better effort for healthier/greener urbanization.

I present to you the most-read stories on SL City News in 2015. I have a hunch you could probably guess which can in at number 1. 2015 has been busy and there are even more projects coming in 2016, Happy New Year to Salt Lake!

we've got some renderings available. And they are very nice renderings too. This looks like it will be a good development.

Hotel Monaco sized buildings on west Temple. They should put the Hotel on the North lot and then do this

I know this has nothing to do with Salt Lake, but it's a skyscraper.
Wasn't it last year they had a skyscraper fire in an apartment building?

Thanks for Posting Viperlord. The renderings are high quality. I'm not sure why the designs are so neo-classical though. Architectural Nexus does some very nice contemporary designs. So, I'm surprised by this. I guess they were trying to use an older style because they are next to the Hardware Building. The Hardware Building is old, but its not neo-classical. This must have been a client driven design. This could have been so much more innovative and still classy.

Personally, I like it for the most part. I like that there is a variety of color and brick finishes. The project looks distinct from their other project 400 West apartments just a block north. I'm not fond of the arch-top windows and balconies on East Village though. Also, it looks like the office building isn't as fully designed as the rest of the buildings. I'm sure what we see in the renderings isn't anything like what the real design will be. At least I hope that's the case.

WOW, that is a big development. When do they break ground. Just think, with this, plus the other major housing development just north of that, ( forgot what it's called. ) those two developments will add hundreds of new residents to the area.

Also what is up with that giant banner with the four bank robbers?

I think it is perfectly classy.

Any more "innovative" plus this neoclassical, and the look starts to approach some of the cookie cutter designs we have been seeing.

I like it. It adds some nice variety to the architecture of SLC's apartment complexes.

I agree Wasatch. Very classy, and exactly what Downtown needs more of. Reminds me of some of the projects in the nicer urban neighborhoods of places such as D.C. I think this will really elevate that sector of Downtown. Hopefully, this is a sign of similar projects to come. This and The upcoming Regent Hotel are definitely raising the bar.

Thanks Viperlord for the posting, and Airhero for loading the renderings. This is a very large and exciting project to look forward to.

If you're talking about the project a block north, Isaac has a good write-up of it on his site:

It's currently under construction up to the third floor in some places. I haven't passed by it in a while so it may be further along than the third floor now.
