Nutana area condo project clashes with neighbourhood

I am one of many Nutana area residents not impressed with Meridian Development's 18-storey condominium, which is to be built on the corner of Broadway Avenue and Ninth Street.

I was astonished to discover that this area has B5 zoning, retail and residential, with a height permission of 75 metres. The proposed condominium is legal, but its 57 units will put further strain on area traffic and parking. It will be architecturally out of place, dominate the skyline and cut off sunlight to neighbouring houses.

It appears that the City of Saskatoon has no overarching plan, as most cities do, to preserve the identity of its historic neighbourhoods, and does not properly regard its residents when considering commercial development.

Without new zoning to provide a reasonable height restriction on further development, this area's distinctive character is at risk.

I would love to see Saskatoon buck tired urban trends. Bigger is not always better. Inspired development along Broadway could include main floor retail with a few floors of apartments or condominiums above, be architecturally exciting, yet in keeping with this neighbourhood's flavour.

And stop calling me a NIMBY.

The only point he had was that something smaller scale might be more appropriate, but as an area resident (who won't lose any sunlight as a result of this project) I say screw it. It's time to be bold.

How does he know it will contain 57 units? that won't likely amount to more than 100 to 150 new residents--residents who will walk to the grocer, cafe, diner. Some will even walk downtown I'm sure.

I just wish they'd get this thing started.

So, spreading people out over a larger area (ie. less density) decreases traffic/congestion and parking issues? I see a LOT of evidence to back up that assertion....

This is ridiculous. More residents in a neighbourhood will ADD to the unique character. More people = more shops, more restaurants, more diversity. As for the "architectural" character, this ain't exactly Paris. Yes, Broadway has some unique (for a typical Saskatoon retail district) buildings, but everyone needs to keep things in perspective. Broadway does not have stringent architectural controls in place and many of it's buildings are plain ugly. I could go on and on about how much this sort of NIMBYism bothers me, but I think we're all in agreement here.

I truly hope that isn't the finished product... if it is, I am very disappointed. The artist's rendering showed them to be much taller - at least twice the height of the trees nearby. They just look like a bunch of flagpoles right now.

I agree. I'm just waiting to see if there's more before I write a letter to the paper and my city councillor. Not like they're going to do anything at this stage but I am truly shocked if this will is our 'landmark' and that it is hardly bigger than flagpoles.

Well I've been lurking since about page 26. I guess I should introduce myself. Some good information/reading in this thread. The lofts in the bay are most likely my favorite.

And whats a post without pictures,
The west entrance of the administration building at the U of S, recently finished it's extensive restoration.

Not new, but I like the Ag building none the less

And I consider this the most significant new development for saskatoon

Nice pictures GMMTC & welcome to the forum. I personally think that the university is the only source of innovation in regards construction within Saskatoon. Their lack of use of stucco, red or brown brick, or blue sheet metal allows ther imaginations to come up with designs involving glass (what a concept), and more glass.

Take the new parktown tower - one of the most beautiful locations in the city, and they build a box with small windows.

Welcom to the forum GMMTC. I agree with Stewie, the university is one of the best features of this city. Hopefully if and when the new residences are built south of College Drive some thought is given to their appearance. I would hate to see a couple of more similar to what is there already.

Start writing! I think what you see is what you get. Perhaps we could attach some neck ties to the tops of the poles in protest.

I guess that is it. Sorta looks impressive in the second pic...I guess a little artistic license was employed. Not exactly going to be a defining landmark, is it.

As far as the height and general look, Prairie Wind is done, but they have still yet to add the lights and some finishing details, so yes it won't be as tall as the buildings around it, it will be 30 feet tall like it's been stated all along.

I agree though, the second photo is misleading and it will not be the biggest thing in River Landing, but at the same time once the hotel, persephony and mystery unfunded cultural piece are built, the area will be pretty full, so I think it will suit it nicely....and beside this piece is still more impressive than the other submissions.

I noticed that they bulldozed a house a top the University Bridge. That crazy Ukrainians house is still up though... I wonder if someone is going ahead with a condo development there.
