Cool

I wonder who owns the parking lot to the east of the old station? If it was being used for RCMP staff parking there are actually TWO substantially sized lots to do something with. Seen in their Waterfront District ideas.

However; a reminder that the Spataro outfit had big plans for the property bordered by Lewis/Steadman/Queen and they've thus far not deemed it viable?

Lafford indeed would be ideal. But please go higher than 14 or 18 storeys

It's Albert Management, which is essentially Heritage Properties

We've spoken about the RCMP property on the forums before, and finally the time has come. Looking at the PAOL property map, there are three small abutting parcels south of the property. They likely will be incorporated creating a rectangular piece of land to work with.

That parking lot to the east is intriguing. If it could be added, there'd be a much larger footprint to work with that could easily accommodate two towers. I think Mr. Lafford would be an excellent choice as the developer.

I really hope that we see a significant building here, especially since this is the eastern "gateway" into the downtown core. Another calamity like we saw with the tomato building would be tragic. Building a 6 floor box here would be completely unacceptable.

If ICON builds their 30 floor Infinity tower, something in the range of 20 storeys here would make a nice complimentary development. This whole area has a lot of undeveloped land, and some day we could see a nice cluster of large buildings.

It'll be an interesting file for us to follow!

The city should really punish purchase of land in notable locations and leaving it undeveloped/as parking lot. They should also incentivize developments of more than 6 floors. Pipe dream I know but the endless 6 storeys are getting monotonous. I understand you can develop a good city atmosphere with just 6 floors, but it would be nice to have some vertical growth in the downtown core.

This will give an excellent view of Infinity as construction progresses over the next several years.
Looking at this it looks like there is a mini tower crane now up at 45 Lewis St. Hopefully we will get to see some more going up soon at 20 Cameron St and St. Bernard Square

Only fear is we don't know anything other than 5 floors.. I hope it won't have some awful siding or weird colours. Im curious if tur ground flood will be parking or have some commercial elements.

From Councillor Greg Turner's Facebook page:

Quote:
At last evening’s council meeting, we awarded a contract for the first phase of the renewal of the sidewalks on Main Street in downtown Moncton. We have had positive feedback and results from the upgrades on Downing and more recently Westmorland Streets. This year work will be done on the south side of Main , between Assomption and Mechanic. It will include trees and new street lights as well . One interesting fact is it will include a number of interesting shades of colour, including one called Fundy , that is very similar to the Petitcodiac River mud.

The city has been preparing a new riverfront master plan, and Richard said the location could tie into that with a building offering views of the Petitcodiac River.

"So there's definitely some potential there for something quite impressive," he said.
100% on this planning. The Riverfront is lacking areas to stop, sit and enjoy. Classic Burger has really stepped it up on their Riverfront trail patio. Le Chateau has an amazing patio however they're doing nothing with it. The Press Club has a little something however it's private members only. Other than that, there's nothing else.

Across the river you have Holy Whale (Chocolate River Station). The largest outdoor riverfront patio.

We need more!

The foundation for the commercial building which is part of the Franklin Yards is now complete.

This is being discussed at this month's PAC meeting:

Quote:
An application to amend a condition previously approved by the Planning Advisory Committee for street and traffic signal improvements at 290-352 Millennium Boulevard, Moncton, NB (PIDs 70706254, 70696695, 70691480, 70678289., 70678271).
I wonder if this has something to do with improvements for the entry driveway into the commercial portion of the development.

By the looks of it, the ground floor will be half parking garage, half commercial.

Latest aerial of the Franklin Yards from the CG Group Facebook page:

For those who don't know the area:

- The forested area to the top left is Centennial Park
- Beyond this is Centennial Place subdivision, as well as McNaughton High School and Wabanaki School. Slightly further is Moncton Industrial Park.
- On the right side of Millenium Blvd is the Moncton Sportsplex lands with multiple baseball and soccer fields
- The road on the bottom right leads to the Greenfoot Energy Centre (four pad rink complex).
- The forested lot on the bottom left of the image will soon host a large francophone daycare centre.
- Immediately next to this (out of the image) is Eastgate Academy - a private school.

Lots of nearby amenities.

It’s still too bad that the city didn’t require them to hide some of that parking. You very easily could have built a street wall the whole way along millennium and had a street in behind that to fit the rest of the units on to. With ground floor retail along all of the buildings, just imagine what kind of vibrant neighborhood could have been created.

Eh, I can't see the appeal of a street wall on an arterial. I'd honestly prefer the opposite-- line them up along Centennial Park's edge. Half the units would get awesome views.
