Nice, I did some work on that project. It's kind of bland, but will add some good density right by Old Town. I really like that are retaining the mid-century building at the center.

StrongTowns Oceanside made a good writeup on their SB79 Plan. and how it is not great . . .



As you can see, they completely exempted their Downtown. and did many exemptions all around.

The BuildSD San Diego SB79 Plan article should be out soon, like a day or 2. I will ink once up.

Hello, we got our first and perhaps most important SB 79 writeup out. On Solana Beach. Solana Beach per the letter of SB 79 should apply, however for a unexplained reason SANDAG has omitted Solana Beach from their Sb79 map. This is something that they need to correct ASAP.

I was just at Civita and this is the first time I can remember that zero construction is going on at the site. Still a good 70 acres of flat graded land all ready to go and nothing... Is this a bad sign? Does Sudberry feel like too many units are flooding in to central SD right now that they want to hold off?

Regarding Solana Beach don't hold your breath. The only thing I can see there are some apartments being built at the Coaster station parking lot.

Re: Civita - I remember looking at townhouses here back in 2012. I agree it's taking way too long. The Riverwalk project will also drag out. The only massive project that went quickly that I can think of recently is 3Roots up near Mira Mesa.

Re: Solana Beach - I was at the Cedros Design District a couple weeks ago and I couldn't help but thinking what an amazing Main Street it is, but that it could use scattered 2-3-story apartments here and there, with shops at the bottom floor.

The combined forces of Mission Hills and Point Loma "we got ours" groups will try to get this pushed back, and back, and back. Meanwhile, passenger jets fly over their heads every 10 minutes.

This was a truly massive project, so please check it out.
Lots of details on how San Diego will implement Sb 79 come July. We are working on more cities implementations as we speak, and to the Sandag Sb79 map

Wow… That’s a much better implementation than I was expecting! Still hard to believe SB-79 was passed.

Was just at Mission Valley mall, the shuttered Macy's Home store, brown structure on Camino de la Reina, and the adjacent parking lot to the west of it are the biggest no brainer for apartments. That giant section of parking lot never gets used and the mall is trying to revitalize so why not add residents on site? Trolley stop right across street. UCSD students would lease there for sure.

Agreed. And from what I understand the new mall owners are going to develop housing on the site, but they're focused on the retail remodel part first.

And great SB 79 updates, build SD. I felt like the city was passing the buck to SANDAG to force their hand on the bus stop criteria so the city could save face with the NIMBYs. Looks like it worked (for now).

It's annoying af. And Manchester does not have a great track record this century. Look at the Navy Broadway complex redevelopment--that started in the mid-2000's and Manchester had to sell most of their long term lease to IQHQ to build RaDD, and Manchester's last parcel is still a hole in the ground (the proposed hotel on Broadway). So I'm very, very skeptical.

I can't find an article, but back in the late 2000's when they were starting construction on Vantage Pointe they found mastodon bones and it stalled construction for a very long time. I think the bones ended up at the Nat, but I don't remember exactly.
