It's two stories y'all.
I really like this. It’s heads and shoulders better than the previous housing development. This is truly mark a new identity for Hemisfair and give it a new design standard.

This is wayyy better than that Santa Rita crap. That plaza is stunning!

This will actually succeed and you know it's gonna have high-end retail. Hell, this may even bring more shops to River Center creating a new urban mega shopping district. That onto of PM...Hemisfair is on fire

This is a very nicely scaled piece. It creates an elegant edge along Market but also understands that keeping the flow open into civic park is important. Now that there have been several events held there and with the Spurs arena going in, it changes what pieces the park actually needs. Not just some generic building block. Well done! :

Turns out this was right. Given the very small footprint of phase 2 (I measured it between 10-15k square feet) this would all but certainly be a multistory project with decent height. It would be very neat if it had integration with the riverwalk too. :

"GrayStreet received initial approval Wednesday from the city’s Historic and Design Review Commission to construct a two-story building along East Market Street between the Convention Center and the Monarch San Antonio hotel. The building would have space for restaurants and other commercial tenants, including in a basement level on the River Walk, according to site plans....A second phase on the River Walk would include another 28,560 square feet for restaurants or bars and 163,170 square feet of residential development.... GrayStreet is supposed to begin building the retail space and parking by May 2026 and the apartments and more retail by August 2029, according to revisions to a sublease agreement approved by the redevelopment corporation’s board last year. The first phase would be completed in December 2027 and the second phase in November 2030."

I give it a 7 out of 10. Maybe an 8. It works well. Is it an all time classic? No. But it will be good for the location.

It's interesting to me that this development is not on the river walk.

It looks like Phase 2 will connect, however I feel like you would want Phase 1 to connect with all the traffic that the river gets. I also know that the river essentially ends right at the convention center. So not much traffic flows that direction anyways.

Sorry I'm still upset were not getting the 30 story building in this location. Honestly if we are going to get a 2 story building instead we should have proposed to build this in the location of the Monarch hotel. Then build the Monarch Hotel in this location instead. I say that is because we block all the hotel room view for the Palacio Hilton with the Monarch wouldn't it have been better to build the 2 story building across from Palacio so that hotel still has view of Hemisfair park? It was the official Hemisfair park hotel in 1968. Just very disappointed!

I get that, Raul. But this way the view of the Tower is protected for everyone, not just guests of the Hilton.
