1650 Alberni Street

Quote:
Protected Public Views – Council-approved protected public view 20 (Granville St.) extends
across the subject site, generally setting a height limit of approximately 108.9 m (357.3 ft.), or
8.4 m (27.7 ft.) lower than the 117.3 m (385.0 ft.) height set by the West End Plan. However, the
building falls into a “view cone shadow” created by pre-existing development which will conceal
all building elements under 121.9 m (400.0 ft.) within the protected view, thereby enabling
consideration of a tower up to the proposed height.
https://council.vancouver.ca/20211116/documents/rr9.pdf

Previous proposal was "A height of 117.3 m (385 ft.) and an FSR of 14.97 are proposed."
I'm not sure which building provides the view shadow (nothing extends above the yellow line)?
Maybe a future phase of Senakw?

The 2-storey retail building proposed for 450 W Georgia was approved a couple of weeks ago. A minor design change was required to reduce the depth of the cantilever over Richards Street slightly, to leave space for new street trees to survive successfully.

It's weird I think the site sits outside of View Cone 20 (going by VanMap) It mostly goes over the water to the east of Senakw so that wouldn't play a factor.

I think it was under the QE view cone and the Charleson seawall view cone

A St Pauls redevelopment would probably create a shadow.

There may be a pit for the crane foundation along the neighbouring parkade wall.
Note the blasting mats.

I'm guessing they'll stick a luffing crane in there? I personally don't think it's going against the wall more likely in the middle of the pit?

Yeah, not sure.
There's also some paint lines on the ground lower right.

Have you been the site?

We can probably fit like, 3 or 4 residential towers there if you include Robson Place apt and Blenz

In the area but 1393 Robson is for sale

https://goodmanreport.com/active-lis...eet-vancouver/

$22 million

The property next door was mentioned as a potential assembly back in 2019. And it seemed to have been part of a tax sale property in 2021.

i know this might be a hot take but i like the current configuration. The whole foods being in a surface parking lot feels very LA and is a distinct built form environment compared to the rest of the west end. It gets a fair bit of sunshine on a sunny day and i'm not in a particular rush for it to be redeveloped into your typical tower + podium combination. Granted i wouldn't want this to be the prevalent set up but some variety is nice.

Is 1040-1060 Barclay dead?

The site has been fenced off for a while now, and I haven't seen any movement on it.

Just walked by and the site is the same as it was a year ago.

Doesn't seem like there's any imminent work on it.
