I read that. Unfortunately Southwest Center City Philadelphia is a private fb group, so you have to join to be able to read the discussion.

The woman who claimed it and others ganged up on Ori for being a bully (he wasn't) because he shared pictures from the site of workers being there. Just a bunch of nonsense. I feel bad for him sometimes, people are incredibly rude to him in that group at any chance they get simply because he's a developer.

Great article, some relevant details below...

In the 12 months since One Thousand One opened to renters, Post Brothers CEO Mike Pestronk has seen the lows and the highs of a leasing market tethered to supply and demand. A "total reversal" has brought the 630-unit building to 80% leased over the past eight months with Post Brothers teeing up the next phase of the development.

Post Brothers plans to start work on expanding the massive project at the corner of Broad Street and Washington Avenue once the building reaches 100% occupancy.

"In terms of absorption it was slower than we had ever seen and last summer we were not feeling great," Pestronk said. "And really, since October — since the third quarter of last year — things really started to change. It's really done a complete 180 where this year to date has been one of the strongest years we've seen in a couple of decades."

Phase 2 will total 453 units and be built on the eastern half of the block between Broad and 13th streets and Carpenter Street and Washington Avenue. Ideally, Post Brothers would break ground on the next phase early next year, according to Pestronk. He said the buildout could take close to two-and-half years.

Across 13th Street is another parcel home to a U-Haul lot that would be the site of another phase. That would have a larger retail space where Pestronk imagines a potential boutique grocer, pointing to Trader Joe's as a tenant "we'd love to have."

With the Piazza Alta nearly fully leased, Post Brothers is planning to begin construction on the next phase of the project next quarter. That will add 431 units to the existing 695, bringing the Piazza Alta to a total of 1,126 apartments. The addition will be built on top of existing podiums and will take about 18 months to complete, according to Pestronk.

Wow, Between the two developments, that's over 2,000 units - that's a lot of added people/density at those two intersections.

Right? And those places ain't cheap! It's all about the amenities. They attract rich young people.

I have a friend in the Ryland - that new building on Dock St in Old City. There is a sick roof setup with a small pool. One of those super hot days last week, I knocked off work a little early and me and my lady went up there. It was crazy. Maybe 30 twenty-somethings that all looked like models hanging out at 1:00p on a Tuesday. We were like "do these people have jobs?!" Some were doing social media stuff so technically "working." It was insane.

Point is...there is a huge market for high-end rentals with kick-ass amenities and these places have them. They know what they're doing. And they're killing it.

The Delaware waterfront should have all the Austin/Miami types of buildings we hate but some people love. Parking podiums, with a pool, gym, roof deck, grills etc.

As much as I hate parking podiums, I actually think they should be on buildings on the waterfront. You kind of need a car if you're living on Delaware Ave

Induced demand fallacy. Delaware Avenue is not only more than wide enough to support a future light rail line (one which has been discussed ad infinitum by PATCO for ages), but also has quite a nice bike lane.

If we're going to develop a waterfront, let's do it right. Have you been to Miami? The bayfront there is almost inhospitable to pedestrians because every building has curb cuts and parking podiums. Compare that to Miami Beach, which is much more walkable and inviting.

We've had plenty of developments sputter out along the waterfront because it doesn't come with any of the benefits of city living--it's cut off from the rest of Philly by I-95, and has no rail transit. Most of it south of Bainbridge isn't even walkable to anything worthwhile. Isn't it interesting, though, that the one part of the waterfront that has been developed is between Girard and Spring Garden, where rail transit is ample and you can actually walk to desirable areas? Even if most of those developments come with my much-disdained parking podiums, is it any wonder that the bulk of development along the waterfront is the only section where people have a choice?

Delaware Avenue is already car hell owing to its proximity to I-95, especially so the further south you go. What we really need for the waterfront is a diet along Delaware Avenue that provides for light rail. After and only after that is built could we even hope to develop a riverfront that approaches "world class".

All developments need to have multiple ground level retail units. Small retail (not big box / one block long retail (like giant @ Riverwalk).

In theory that sounds nice, but what exactly is "small retail" nowadays? Especially in a quieter neighborhood like Logan Square.

The Giant at Riverwalk is a great amenity for Center City. If I lived in Logan Square, I would happily take a full service supermarket over basically any other retail. I believe the lackluster street presence along 23rd St is mostly because of parking, not the Giant.

There's a lot of action on the eastern edge of this site towards 13th street including new construction fencing - is Phase 2 moving ahead?
