This is definitely at/near the top of the price spectrum for Philadelphia, but I have no doubts that it will be a hit. Post also redeveloped the Atlantic Building at Broad & Spruce, which is one of the most expensive apartment building in Philadelphia.

Unsurprisingly Twitter is wrong. The starting 2 bed price is $4195 and the most expensive 2 bed is $5435

This is before any promos that will be inevitably offered.

This pricing is lower than the pricing at the Atlantic and similar to the Alta pricing on the lower end. Bigger units at the Alta are like 6k+

This is true. I have a good friend in the Ryland (One Dock Street) and when they got out of the gate, things were slow. She ended up locking in a 2 year lease way below what they were advertising.

Granted it's not cheap, and her place is micro, But it's SUPER nice - the amenities are amazing. The place has filled up and I'm told they don't give much on the leases anymore.

As an aside, we were up at the little pool on the roof of the Ryland over the 4th. I have never felt more old and ugly then I did up there. Every single person was between 24 and 30. Every person was a super model. I kept thinking this was a housing development for models? Where do all these kids work? It's nuts.

Tony - awesome to see you back in town!

And these are fantastic, a really good view of what is going on beyond what you can see from street level.

Facebook Drama

There's some hilarious Facebook drama on this project. Someone said it's stalled but Ori and others immediately refute it with photos.

Such a classy project. A model for how it can and should be done.
