Simply incredible that it's going to be just another drop in the ocean in NY.

SLCE Architects is on the current diagram, but they work with everybody, including Stern. When the new building permit is approved, DOB will issue a final diagram with the full relevant information.

I wonder why they ditched the office proposal. That being said, of the various condo proposals, this will probably be the first to get out of the ground with 41 W 57th and 655 Madison on its heels. I have no idea whatsoever, what Soloviev is doing at 10 W 57th. Their empty site (like the Vornado/LeFrak site at No. 31) is an eyesore.

This location is really a boutique type office location, very high end, but not the broader part of the office market. It's also a location that's very high end of the residential market. It could go either way in that regard. But they are probably more confident in the residential end, than in finding a boutique type tenant for this location. And they are reportedly trying to build another residential just a couple of blocks away, the Prada tower. Extell meanwhile, has some office in it's planned supertall at 655 Madison. It seems like that's already spoken for.

Good points. It will be interesting how this turns out. With Saudi backing, I was expecting something over the top like a 1,250’+ Stern.

Saudis don't splurge outside of Saudi lol, just intelligent, risk-free investment.

Thanks. Snippets relevant to specific buildings (e.g., 175 Park) were posted in other threads, but I was curious if 625 Madison is mentioned in that article, as I didn't see the whole thing.

I can see how a Related pivot to office here would have been attractive, though it would have required upzoning through the approvals process. It would have allowed for significantly more floorspace.

Although we haven’t seen any new filings, Related stated in November that this site will be an office tower. I’d be fine with that because the residential design is rather bland. I hope that the office tower isn’t a 900 foot glass box.

Related’s Philippe Visser….

“There’s zero square feet you can rent at Hudson Yards right now,” said Visser (again, emphasis his). In fact, Visser said that Related is so enamored with office that it announced in September that 625 Madison Avenue — which it had bought from SL Green in 2024 and previously planned to rebuild as residential — was being reconceived as high-end office.

“Two-hundred dollars per foot is the new 100,” said Visser. “And 300 is the new 200.”
As set forth in the attached link, Phillippe Visser leads Related’s office development team.

Did they though? Any direct quotes? The filings for what’s going on at the site tell the story, not rumors and speculation. Follow actions, not words.
