[Saint John, NB] Lorneville | Spruce Lake Industrial Park Expansion | +1500 acres


The controversial Spruce Lake Industrial Park expansion in Saint John’s Lorneville community has passed its final hurdle.


The certificate of determination, issued by the province on Wednesday, includes more than 20 conditions that the proponent must follow.


I think this is overall great news for Saint John, and great news for New Brunswick. It's certainly not the the news the the majority of Lorneville residents wanted to hear, but hopefully this development will also mean more resident focussed investments for the community of Lorneville.

Personally, I'm very curious to see what is planned for this coastal portion of the expansion. Will the approval of this expansion lead to a deepwater expansion for Port Saint John? I certainly hope so.

I think these maps are relevant to the discussion regarding the environmental concerns with this expansion.

This aerial photo from the Save Lorneville group really shows the size of this expansion:



This picture also shows it is a beautiful, natural area, and do hope there are some plans to preserve some of that nature within the expansion area. Saving that 400 year old spruce tree among with many other trees should be well within the realm of possible.

In the growth committee meeting this past week they touched on the edge of the topic without getting into specifics. It sounded as if several projects were far along the pipeline.

The parts I found interesting was they said Saint John is a very competitive location for data centres which lines up with previous information and that Saint John could be a good location for green methanol as we have a source of what’s known as biogenic co2, which I assume is a byproduct of the pulp and paper mill. They also touched on food processing again and I still think they are trying to get some sort of potato processing.
The potato processing facility seems like an especially good opportunity with quite a lot of opportunity for synergy with the port and its partners (like Americold).

I don't know enough about "green methanol" to have an opinion on that yet, but it does sound like it could be a promising opportunity, especially if it's related to a byproduct already being produced in large quantities as the pulp mill nearby. It sounds like it's a product that would be transported by tanker ships, so maybe this could bode well for rumoured deepwater port development? Though, I wonder is there enough room out there for both a deepwater container port and some sort of liquid bulk facility?

It will be very interesting to find out what ventures end up being part of this expansion. I wonder why exactly Saint John is considered a competitive location for data centres? Is it something to do with location and proximity to undersea cables or the US Northeast? Or simply to do with the fact that Saint John is within close proximity to a nuclear power plant, and a wind farm? I'd imagine it's the latter, since there is a huge incentive for this industry to clean up its act and utilize cleaner sources of energy.

If we do end up seeing a $1 billion+ data centre get built in Lorneville, I hope that NB Power and Saint John Energy put some major investment into increasing our battery storage capacity. Moreover, considering the footprint of these buildings that will get built within the park, and the sheer size of the park itself... I think it should be mandated that all major buildings within the park have solar panels installed on their roofs, and that solar capacity is installed throughout this large development.

Data Centre

Hopefully if a data centre is in the works, they locate it FAR away from the residential area as these types of installations are known to be disruptive due to the droning low frequency noise they tend to produce.

I've heard from somebody involved that it will be some sort of AI facility and VERY power hungry. Maybe that's where the methanol comes in?

Maybe this is why they are worried about brown outs in the province as early as 2027.

Interesting. This could certainly lead to a larger number of new jobs. Nice to see so much private investment in Saint John.

Sorry if my previous post was confusing, but the data centre and green methanol aren't related and would be two separate projects.

The data centre would consume electricity courtesy of NB Power, and the green methanol would likely be for export.

I will make a longer post on what a data center could look like another day, but my primary concern with it is whether NB Power can actually reliably power it without relying on costly imports from other provinces or the US. The new natural gas plant near Moncton plays a part here and could take the strain off other sources, along with getting several of the new wind projects moving.

Wouldn't it be SJ Energy? The industrial park is in Saint John.

My understanding is that if energy requirements exceed a certain threshold, then NB Power is the provider rather than SJ Energy. Even if it was SJ Energy, its ultimately NB Power providing the generation.

Could they be planning to self generate?

It is a possibility, but I am doubtful that they would. One of the drivers behind the Spruce Lake Industrial site is its close proximity to electricity infrastructure. It would be odd to choose a location like that and then not utilize it.

Whether NB Power could block it, probably not, but it would make a complex project application even more complex and probably increase the timeline and scrutiny significantly.

Well, perhaps the rumours I'm hearing about this Voltagrid company have to do with providing UPS and/or backup generation capacity. That's something I'm told all data centers require.

(I'm thinking that is especially important if you are relying on NB Power )

Haven't had a chance to watch the entire interview yet, but I guess it was mentioned that it would only take four developments to consume the 1500+ acre expansion of Spruce Lake Industrial Park.

Still very interested to see what's planned for that coastal parcel of land.

Going back to one of my posts from the public presentations, there was a separate green manufacturing announcement supposedly in the works from the same company as the one interested in the industrial park -

Interesting article on data centers and potable water consumption. Seems apropos given the drought we have had this year resulted in low reservoir levels and SJ Water asking people to conserve water.

Could housing for workers be a permanent part of the barrier between the industrial park and the existing residential community?

I think you're kind of missing the point that the existing community has been making about not wanting a loss of natural area and a change to the community's character.

Adding more development into a "barrier" [buffer] is antithetical to their asks.
