Townhouse Proposals

We have been seeing lots of townhouse proposals of various sizes recently, especially as infill in existing neighbourhoods. As a result, I thought that I would create this thread to post some of these proposals.

And now for the first proposal for this thread, two 3.5-storey stacked townhouse buildings are proposed on Southdale Road East, just west of Pond Mills Road. This replaces a single family house on a lot.

The public meeting for these proposed townhouses will be on October 3rd at the Planning and Environment committee meeting.

UPDATE: Council approved the zoning change for this, as per city planning staff's recommendation: https://pub-london.escribemeetings.c...umentId=103327

1982 Commissioners Road East

There is another proposed townhouse development on Commissioners Road East just west of Hamilton Road. Royal Premier Developments is the applicant.

Proposed: A two-storey townhouse building, containing 7 units, and a three-storey back-to-back (stacked) townhouse building containing 12 units for a total of 21 residential units.

This site is located right beside another larger proposed townhouse development (2 posts above this one).

Planning application page: https://london.ca/business-developme...-commissioners

Planning application notice: https://london.ca/sites/default/file...d%20Notice.pdf

Commissioners Road (and Hamilton Road) will need to be upgraded soon. The entire stretch east of Jackson Road is a country-like rural road, despite the fact that there are already many houses in this subdivision. Not to mention that there will eventually be higher density development such as these townhouse proposals (and I'd assume more to come) and even apartment buildings, since a 6-storey and 12-storey building will eventually be constructed at the entrance to this subdivision.

UPDATE: Council approved the zoning change for this, as per city planning staff's recommendation: https://london.ca/sites/default/file...20Road%20E.pdf

The fact they are going to restore the heritage site which is boarded up and falling apart is great. Pretty smart use of the land

553 & 557 Upper Queen Street

Another townhouse development is proposed on Upper Queen Street....

Two single family homes currently exist and this development is proposed to be 28 units and two stories in height.

Planning application page: https://london.ca/business-developme...57-upper-queen

Planning application notice: https://london.ca/sites/default/file...er%20Queen.pdf

In case you don't remember, Council approved a ten unit townhouse development just to the north of this in 2023, and it probably generated the most opposition of all infills in the last couple of years ...https://londonnewstoday.ca/news/2023...ation-launched

I wonder if we will see a police officer in uniform show up to the meeting again
