Townhouse Proposals and Construction Updates

We have been seeing lots of townhouse proposals of various sizes recently, especially as infill in existing neighbourhoods. As a result, I thought that I would create this thread to post some of these proposals.

CanadianTalk Sep 16, 2023 8:50 PM

1236 Southdale Road East

And now for the first proposal for this thread, two 3.5-storey stacked townhouse buildings are proposed on Southdale Road East, just west of Pond Mills Road. This replaces a single family house on a lot.

The public meeting for these proposed townhouses will be on October 3rd at the Planning and Environment committee meeting.

Three stacked townhouse buildings (with 72 units) are proposed on the north side of Commissioners Rd, west of Hamilton Rd, and south of the Sifton subdivision. The applicant is "Lux Homes Design and Build".

The public meeting for these proposed townhouses will be on November 13th at the Planning and Environment committee meeting.

3637 Colonel Talbot Road

Another new development on Colonel Talbot Road...

30 townhouse units are proposed on a large lot on the west side of Colonel Talbot between Pack Road and Kilbourne Road. There is currently a big house on the lot and it will be retained.

York Developments is the developer.

1982 Commissioners Road East

There is another proposed townhouse development on Commissioners Road East just west of Hamilton Road. Royal Premier Developments is the applicant.

Proposed: A two-storey townhouse building, containing 7 units, and a three-storey back-to-back (stacked) townhouse building containing 12 units for a total of 21 residential units.

This site is located right beside another larger proposed townhouse development (2 posts above this one).

Commissioners Road (and Hamilton Road) will need to be upgraded soon. The entire stretch east of Jackson Road is a country-like rural road, despite the fact that there are already many houses in this subdivision. Not to mention that there will eventually be higher density development such as these townhouse proposals (and I'd assume more to come) and even apartment buildings, since a 6-storey and 12-storey building will eventually be constructed at the entrance to this subdivision.

UPDATE: Council approved the zoning change for this, as per city planning staff's recommendation: https://london.ca/sites/default/files/2023-12/Z-9668-1982%20Commisisoners%20Road%20E.pdf

Gotta wonder why they didn't sell this land to Sifton, would have made more money and the eventual development would have been much more functional and dense.

I just looked up that address on Google Maps, they couldn't have at least paved up to those houses and the driveways after all these years?

1170 Fanshawe Park Road East

Brock Developments is proposing a 3.5-storey, 26-unit stacked townhouse development at the northeast corner of Fanshawe Park Road and Stackhouse Avenue.

Brock is currently developing the NW corner of the intersection with their 6-storey apartment building, and stacked townhouses which looks similar to this proposal.

The fact they are going to restore the heritage site which is boarded up and falling apart is great. Pretty smart use of the land
