We knew this one was coming. But the site plan was finally filed today for 701 W. 6th. This was the Kairoi residential project mentioned in the ABJ a while back. The site plan states that it is a "vertical mixed-use" project with "Residential" as the proposed use.
"The site is currently developed as commercial development and public parking. The proposed site plan will construct a vertical mixed-use building including 48 stories of residential and amenity space, 5 stories of above grade garage parking, 1 floor of split use including residential amenity, garage parking, and retail, and 5 levels of below grade garage parking."
Only 5 levels of above ground parking is pretty sweet. An even split between above and below ground. I know it's driven by the CVC and not pure market forces but still, towers like this and 5th + West feel so much closer to the street than towers like the Hanovers or 44/48 East.

That's going to be a huge tower for that neighborhood. Here's hoping that single level of mixed use that includes retail actually heavily favors the retail. Street level commercial should be a priority for this neighborhood. (I mean, hell, it should be a priority on every tower in the CBD as far as I'm concerned.)

True. Fifth + West is a block away and in terms of crowd it's completely different. But it doesn't have any ground-level commercial AFAIK. Here's to hoping this is much better.

It states a 7,000 sf “quality restaurant” is planned.
"Administrative approval of a site plan" is not something I have ever heard of. I'm not sure what that means. There have administrative approvals of density bonuses when the DC doesn't like a project.
Edit: I guess "administrative approval of a site plan" just means that no zoning change is needed for the project.
Now if we could just get better zoning in and around central Austin that allows for an administrative process to develop much needed housing. NIMBYs love discretionary zoning review so that each and every zoning case can be a fight. Gotta start electing people who want housing to be affordable to our essential workers.
