The steel rises faster than the core when scrapers are constructed in New York. I believe it has something to do with the unions.

If you can manage to get a wide shot, you could effectively have 5 spires in a single photo.

From left to right = Chrysler, Empire State, BOA, Conde Naste & NY Times (all within a reasonable walking distance between).

it totally beats the ESB. I think their deck might be a little too high and you're too far south. I took a zoomed in pic of their observation deck from mine and it was crowded with people.

I always felt that way about the ESB, although its great in its own right. As you wind your way up to the ESB deck, you notice the view is better in that last room you go through before the final trip up. Being closer to the towers gives a better look, but each deck has it's advantage. I'm grateful we have them both. I wonder if the other planned towers in Midtown will have decks. I certainly hope so.

Manhattan is less of a skyline, and more of a forest of skyscrapers. It takes something impressive to stand out.
But the Bloomberg really should have been more...

I studied art, and art history in college...

so i always look for "dramatic" or unusual angles, but given the fact that sometimes the street is my only platform, i am limited to find new ones....

I use a very simple and convenient little camera....

Casio Exilim 6.2 megapixels...fits in my pocket and i carry it with me at all times, it also takes great movies up to 30 minutes long with sound!

before digital camaras I had SLR Nikon FE series ....they were bulky and had to carry multiple lenses.......no more :)

I noticed quite a quality improvement in your snapshots - seriously much better - your quality now ranks above NYGuy - so he is next for an upgrade.

No there is two more floors to go (currently 52), then the 10 floor glass curtain wall, plus the spire. There is a ways to go. :tup:

The Bank of America Tower is mushrooming from the ground on Sixth Avenue and is nearly complete, just 11 months from opening.

So how will the developer Douglas Durst spend the final few months before it’s finished? He’ll be busy asking for some of the highest rents in Manhattan commercial history for the tower’s remaining two floors.

His request comes on the heels of another successful lease, this time with the hedge fund HBK Investments agreeing to a 10-year-deal for 36,252 square feet on the 40th floor, said a source familiar with the deal. The lease is the fourth one signed this year at One Bryant Park.

With that floor out of the way, the 54-story, 2.1 million–square-foot skyscraper has two spaces available for rent before it’s fully occupied—floors 37 and 47 (for those scoring at home, Bank of America originally controlled the 37th floor but recently gave it back to Mr. Durst).

Asking rents for each floor will start at $185 per square foot annually, a source said, which are among the highest asking rents in any American office building ever. Average asking rent in Class A office space in midtown is $70 per square foot, according to the brokerage Cushman & Wakefield.

In this market flooded with money, no building has been able to exploit it better than One Bryant. Although trophies like the GM Building at 767 Fifth Avenue or the Seagram Building on Park Avenue charge comparably astronomical rents for available spaces, it’ll take years before all the leases in both towers are able to turn over.

The Bank of America Tower, on the other hand, was born straight into this plush era and has charged triple-digit rents from the get-go. Bank of America took 1.6 million square feet, leaving more than 500,000 square feet for rent.

This year, more than 100,000 square feet of leases were signed to the hedge fund Marathon Asset Management and the fashion designer Elie Tahari. Taking rents are all more than $115 per foot.

A spokesman for the Durst Organization declined comment.

This was planned right after Sept 11th, it was said to be probably the last skyscraper to go up in NYC. Before BoA signed on, it was totally speculative. I really wish I could've had the financing to make this bet, there were many people doubting the validity of this tower. This does though bring into question whether Liberty Bonds were necessary for a midtown 'scraper. I guess the fear of officespace flight really scared city officials, ended up being a sweet deal for Durst.

that's most likely it. Ruin what could have been the most exciting feature of the building but gain a couple thousand sq feet of leasable space in the most expensive office tower in New York. well at least now we have motive. im still disappointed. alas what might have been

Too bad they couldn't replace the spire with offices, but other towers will have to pick up the slack. It's still the most exciting office tower to go up in Midtown in a long time (although Hearst is better looking)...

According to what I was told the other day, there's even MORE steel to go.

The crown - the part where there is no office space, still has yet to be erected.

He're reportedly one of the developers planning to submit a bid for the west side yards. I'm sure something good will come of it, regardless of the developer. But with the sweet taste of success from the BofA tower, you just know Durst won't sit idle for long with a market this good. You're not gonna get a 2,000 ft office tower anywhere in New York though. The floor plates would be too small.

It is my understanding that the zoning includes the atrium envelope, so that filling it out wouldn't violate the maximum far allowed, which makes it apparent why Durst filled out the atrium in order to make an extra profit at the expense of what would have been a dramatic albeit expensive architectural feature. That said this tower nearly meets if it doesn't meet the maximum FAR allowed by NYC zoning law, making it illegal to add additional floors as CHAPINM1 and CoolCzech have suggested.

Here's a case where a developer built more than he was allowed, there are other instances as well, Cityspire was built higher than it was allowed, I believe in that case the concrete expanded more than they had anticipated and they were punished by having to build additional space for City Center.

Developer Agrees to Plan to Cut 12 Floors From a Too-Tall Tower

A developer has agreed to rip the top 12 floors off an Upper East Side apartment tower that was built too tall for New York City's zoning rules, a dramatic stroke that would bring the unoccupied structure into compliance with the law -- five years after it was built.

Under a tentative settlement among the developer, Mayor David N. Dinkins and a neighborhood group called Civitas, the 31-story shell at 108 East 96th Street, near Park Avenue, would be cut down to 19 stories, paving the way for its eventual occupancy.

Neither the builders nor opponents of the project could recall so drastic a penalty for a zoning violation, which the developers have consistently attributed to an error in a city map. By the same token, there seem to have been few violations on such an obvious and large scale anywhere in the nation.

Although the result will be quite noticeable, the demolition is likely to be a straightforward exercise in laborious, painstaking, low technology. Buildings far taller than 12 stories have been razed without incident. The trick will be to protect and preserve the remaining 19-story portion while the brick and concrete of the upper floors are torn apart and the mechancial systems are altered and moved.

As to the precedent that the settlement might represent, Barbara J. Fife, Deputy Mayor for Planning and Development, said yesterday, "We feel that it puts a lot of power behind the Zoning Resolution." But she was quick to note that the matter would not be settled "until everybody signs on."

Because of that, the parties to the agreement offered little in the way of detail yesterday -- like when the demolition would begin, how it would proceed, how long it would take and how much it would cost. A Basic Outline

But all three sides confirmed this basic outline: that 12 floors would be demolished at No. 108, that a 19-story addition would be built on a vacant lot immediately east of No. 108 and that both buildings would qualify for property-tax abatements in different forms.

The tentative settlement is to be submitted tomorrow to Justice Herman Cahn of State Supreme Court in Manhattan, in whose court the latest round of a five-year legal battle has been waged. News of the agreement was first published on Saturday in The New York Post.

Laurence Ginsberg, the developer, said through a spokesman yesterday that the proposed solution was a "necessary compromise" that would "allow us to complete our work and build new housing that enhances the community and serves its residents."

"Our goal has been to insure that the Zoning Resolution is strictly enforced," said Genie Rice, president of Civitas, "and that zoning violations be remedied by zoning compliance."

In saying that, she drew a contrast with a solution proposed by the Ginsberg family in 1988 -- and favored by Edward I. Koch, then the Mayor -- under which they would have been allowed to keep the 12 stories in exchange for renovating nearby tenements as housing for the aged.

The proposed solution at 96th Street also differs from that reached in 1989 at Cityspire, at 156 West 56th Street, which was 11 feet taller than allowed. In that instance, the developer, Ian Bruce Eichner, was permitted to keep the extra height in exchange for building 7,000 square feet of rehearsal space, which has not yet been done.

Mr. Ginsberg has always maintained that he and his father, Albert, built a 31-story structure because of an error in a city map, which left unclear the boundaries of the zoning district that would have limited their development. 'A Painful Way'

"We built what the law appeared to allow, no more, no less," he said yesterday. "Removing the offending floors is a painful way to correct a mistake on a zoning map that fooled us, our architects and the Department of Buildings" -- in that a permit was granted for the work. The architects were Schuman, Lichtenstein, Claman & Efron.

It was not until July 1986 after members of Civitas brought the matter to their attention that city officials first acted against the building, issuing a stop-work order. Having filed an appeal of that order with the city, the Ginsbergs continued work on the building until later that fall.

The stop-work order was upheld by several court decisions. In 1988, the Ginsbergs applied for a zoning variance from the city's Board of Standards and Appeals that would effectively have let them keep the 12 floors. Request Refused

In March 1989, the board unanimously refused the request, saying that "the practical difficulty or unnecessary hardship claimed as a ground for the variance was self-created," in that "reasonable diligence would have uncovered, for a good-faith inquirer, the existence of the eastern boundary" of the applicable zoning district.

In response, the Ginsbergs sued the city, and the matter has been before the courts ever since.

As part of the proposed settlement, the existing structure would receive a 13-year exemption in property taxes, beginning at 100 percent for the first three years and declining in two-year increments after that.

However, by the technical definition of topping out (completing the upper part of the highest habitable floor), then it has topped out.

I was in the city last weekend, but I was busy filming - I saw BOA - looks nice.

I can't wait to get my photos on video, then I'll do video updates on construction when I learn Final Cut.

Well that is just plain freaky ... I was up there on July 1 at dusk too ... I don't even live in NY, I was just visiting.

Took my kids up there to show them the city and pointed the new BOFA and NY Times buildings out to them. They couldn't care less ... they were much more interested in that light room they have up there. Figures.

Great Pictures NYguy. I am also waiting on the spire but I think that the glass crown will have a bigger impact than the narrow spire.

I have. It's completely pointless. It doesn't have much changes to CS2...

Great pics everyone. I love this tower. Glass looks much better now.

I just recently switched from Windows (using Paint Shop Pro (allot of compliments over the quality of the photos I submitted to this group) to a Mac) - so PhotoShop will be completely new to me.

I switched because I knew the only way I could possibly get better photos from a compact digital camera is to go all Mac.

Anyhow, from the videos I have seen on YouTube and the experts at the Apple 5th Ave. store in Midtown Manhattan, there are quite a slew of upgrades (non-destructive smart filters to name just one).

Believe it or not, but there were two people here who recommended Paint Shop Pro (back when I had Windows) and Mr. Carlos was one of those who recommended it. :tup:

fish, truly no offense meant here, but based on some of your repeated statements I think it'd be a good idea to lay off the soft/hardware recommendations. I'll just leave it at that because I don't want to come off like an ass.

Agreed, this thread is for BOA... I'll take photo contributions anyway I can, btw everyone who has been keeping us updated thank you very much!!!
