Thank you for adding support to this point. People continue to whine about the Howe St. side of PC, and with reason, regarding street level, perhaps.
But I don't think they fully apreciate the reflective effect, and they forget what is was like before.

Looks like some repairs will be needed to the paving stones near the office entrance. Now every time I walk in this area I will be thinking about the space underneath and hoping that I don't fall through. :D

I'm much more concerned about the sidewalk on the Granville side.

I think I can count on one hand how many times I've actually used that route along Howe Street in my entire life. It's a no man's land to me. As long as it's clean, tidy, well lit and functional I'm okay with it. I don't expect it to be anything more.

It's all hemmed in by vehicle ramps so it's not a place to spend more time than necessary. The sidewalk is wide, uncluttered and sheltered in the alcove and with the awnings so it will be a good way to just get from one end of the block to the other without distractions or barriers. I like the simplicity of it. It's just a clean blank space to walk through without garbage, panhandlers or anything demanding your attention other than the wide open path ahead.

Maybe there could be some large artwork on the end wall of the alcove so that every time somebody is coming or going to work they can look at it ahead of them while they walk the length of the alcove. And some plants. Something simple and understated. A long stretch of green to hide the railings would be great. Walking the alcove could be a brief escape from the circus that is all around on the other sidewalks.

They MUST make those grey doors a different and complementary colour, though! And the ones on Granville, too. Let's see what it's like in a few months.

It's not funny or bizarre if you take that alcove walk, put in the greenery, artwork, and other things, as he said ........ and if you glass that portion in. That would mitigate enormously the ambient traffic noise, and make walking through the Green Archway a refreshing pleasure.

What? And risk introducing elements "demanding your attention other than the wide open path ahead"?

No, no, I agree with mcminsen. This block-length impermeable wall at grade--i.e., this "no man's lands"--will indeed provide Vancouverites with a place void of the colour, energy and dynamism of urban street life, something Vancouver surely has too much of. And thanks to the design, it will provide a very effective "escape" for decades to come.

i always used that street to avoid the crowds of granville if i am trying to get somewhere as opposed to a stroll out and about, its pedestrian in all senses and looks fine

ATTENTION: All Office Tenants – 700 West Georgia

WHAT: 725 Granville Redevelopment Project – Progress Update

WHY: We are pleased to announce an important milestone in the project. We have successfully obtained the occupancy permit for 725 Granville.

IMPACT: Sony Pictures Imageworks, the first office tenant to occupy the building, began its operations earlier this week and will be settling into the building over the coming weeks. Looking forward, we are working towards seeing several exciting new retailers open as part of the retail expansion in summer 2015, with Nordstrom opening in September 2015, Microsoft Corporation in late 2015, and Miller Thomson in 2016.

We continue to anticipate possible disruption around the site as this project proceeds and will endeavor to keep tenants informed of any future impacts.


PS was talking to someone the other day and Miller Thomson has part of the 4th level - with ground level of one of the courtyards.

The timelines aren't strange to me, since "occupancy permitted" tells me that Cadillac Fairview has finished their renovation and rebuilding of these floors, so tenants are now allowed in to their bare space to do their own renovations to suit their needs. 4 months or so to go from bare concrete to finished space on a 75,000 SqFt floorplate is pretty good, in my books.

Microsoft's timeline for transitioning its workers is January, last I heard. So probably late 2015 getting things ready.

So they must have received preferential access or the others have remaining periods on their existing leases.

It all has to do with the tenants existing expiries. No one want's to pay rent on two spaces!

I've heard rumours that Apple was looking into part of the art gallery space for its flagship. Since the VAG's relocation is looking to be in doubt (and if the rumours are even true), then maybe Apple has chosen their preferred venue and they no longer need a larger mall space to hold them over until the flagship opens.

Sorry if this is the wrong thread - and to be clear, I'm completely speculating on this...

They two stores like to be near eachother. The deal did not go through due to a lack of proper space, not co-tenancies.

See my response above. Microsoft was not the issue.

Apple is currently (still) looking for a flagship location, but their Pacific Centre location will remain regardless. It's not a temp location and will not be replaced by an external flagship.

I bailed at 3 PM, hoping to avoid the gong show. I had to drive downtown that day and traffic was already a mess, well before the traditional rush hours.

My last update ever from this view. 2.5 years between these photos (October 2012 vs. May 2015) and you be the judge for this transformation. I think there is no doubt that Nordstrom is overall better, but I think it does fail to deliver in some of the details.

Love the comparison Klaus thanks!!

There's elements about the original I loved before Sears let it decay and prior to the 6th and 7th floor additions being added and the 2000 eaton's changes.

I loved :

-the monolithic white cube on its side with the vertical black box of the TD tower, a beautiful juxtaposition

-the overall simplicity and timelessness of the building, the new one is 'of the moment' if not already dated

I would have loved to see some elements of the original remaining such as the white terrazzo, the bevelled corners and the dark glass. The building in it's original form wasn't hated, the horrible additions and poor maintenance resulted in a dirty mess and bore little resemblance to the original

It's kinda of a 'where's waldo' but I noticed that in the second and newer photo the Old Navy building at Robson and Granville is completed, the Telus Garden's 'box' over Seymour St is visible and building in the bottom right has a new roof.

One thing I really don't like is that protruding pale-blue-spandrel box at Howe & Robson that says CF Cadillac Fairview. Didn't anybody have a classier idea? :(

Agreed on the ugly mechanical penthouses, post-reno.

WRT changes .... the newer pic has a few more closed window blinds no the Hotel Georgia tower, and Robson Court (the office building lower right)has been re-roofed (the safety bar is gone).

Even without the sign that box is terrible. Vancouver grey spandrel is the most creative cladding they could come up with for what looks to be a defining feature of the building.

Compared to before the reno, the ceiling height is much lower, and the wheelchair ramp is closed in using pony walls, rather than glass.

It might appear better when you're inside the space, but it looks odd from the outside.

If you're talking about the North entrance off the Canada line it's going to be a Nordstrom Cafe with a double height ceiling, so not a true entrance really.

I was in there the other day and the space seemed like it will be pretty cool once complete.

given the surface area of the roof, i'm surprised they didn't make it 'green'. that new building across the street (where Old Navy is) has a green roof and it's a fraction of the size.

either way, a thousand times better than what was there but I really wish cheng would have used a different coloured spandrel for the corners.

Yeah, definitely a lost opportunity to have a cool publicly accessible greenspace in a cool urban environment. A small summer time cafe up there would be superb. Same thing applies to the new Convention Center's roof.

I was also under impression that CoV's vision of Vancouver becoming the greenest city on Earth, all new buildings would have greenroofs. :shrug:

The city asked if they could make it into a green roof, and the roof couldn't support the weight of it. It would have required a lot of money to redo it so it wasn't possible. As can be seen in the renovation photos, the roof is pretty thin.

yep... it has to support the membrane, soil, plants, any water it retains, and maintenance equipment... and they'll usually be off limits to the public anyways

Spend more money for a stronger roof? :D

Or at least have solar panels, since the City is so intent on being green.

You can see the stairs from the entrance and a long winding pony wall for the wheelchair ramp.
The ramp is quite long - so much so that someone entering one end may not know if there is an oncoming person from the other end.

Yeah, it looks like they decided to replace the glass with stone (new studs flush with the exterior wall).
(i.e. it looked like someone came to their senses about the stupidity of building a solid wall behind a wall of glass.)

And I suppose the new wall will provide a good place for a big "Pacific Centre" sign.

I think there's only one tree on the plaza now - behind the station elevator.

I think the drawings had some near the 725 entrance - so we'll see if anymore get planted.

Looks like they've deleted trees from the planter to allow viewing of the artwork on the Canada Line Station window.

Here's the plaza plans:

Pic by me today:

It looks like the re-do on the corner is for a VIDEO SCREEN / BILLBOARD.

They currently have a poster on there, but the frame suggests something better than just a backlit sign.

That's a shame, they could use a tree or 2 to soften it up.

I wonder when they'll redo the TD Tower entrance in that plaza

They could put in some potted trees (Like Japanese Maples or Alberta Spruce) adorned with LED lights. And then have security round the clock to prevent skate-boarding yahoos or other anti-social types from damaging them.

I watched them install the whole thing, and while I can't be 100% sure, I think the it is interconnected video screens. It is currently covered with a protective plastic coating with an image of the Pacific Center name and some graphics. The image on the plastic indicates it's high definition video. Time will tell, but it's for sure not the same as in the render PC has shown above.

I don't think it's video, based on the render from their website:

The rendering looks like what they installed (curtain wall), then removed.
If it's a video screen, it's a last minute change from the rendered design.

There's a bit of a black "frame" surrounding a recessed area with the new as-built,
and they just have a temporary paper poster pasted to the wall right now.

If it was to be a backlit sign, they should have been able to install that right away.

Still, just speculation on my part.

The sidewalk on Granville fronting Nordstrom was so squeaky clean this morning you'll think it's Singapore! Even the pigeon square next to City Centre station was scrubbed as well. Needless to say, no pigeons were around. Not sure about now though.

So nice to have this part open again, thanks for the pics! Retail architecture (storefronts, interiors, etc.) has really improved over the last few years, so I love checking out new stores for that when they open. The Ted Baker store looks good, I will have to check out the rest tomorrow.

BTW, what's with the "butthole" sign behind the security guard in the last pic lol?

I saw drilled holes in the stone above the rotunda entrance - so I think they'll be installing NORDSTROM signage soon.

There's also a big Nordstrom poster/billboard at the top of the new escalator to the mall.
