Thank you for posting the renderings of the Reston Town Center development. I posted some photos of this building in the Tysons thread this past summer.

Here is a small infill development near the Potomac Ave metro station. I looked at Google streetview and this is currently a two-story commercial building.

"Permit issued Friday to convert 1335 Pennsylvania Ave. SE, a block from the Potomac Ave. Metro, into an 11-unit apartment house with two-story plus penthouse addition. 9,630sf total."

"Nearly six years after DC selected a development team for the city-owned space at 1000 4th Street SW, Waterfront Station II is officially breaking ground.

Today, Hoffman & Associates announced groundbreaking for the 12-story, 449-unit development that will include a black box theater, space for AppleTree Public Charter School, a restaurant by Good Company Doughnuts, and another 7,000 square feet of retail. About 136 of the units will be affordable, split between households earning up to 30% and 50% of area median income..."

This will be a great improvement for the South Capitol Street corridor. "The family who has owned the Cap Liquor store across from Nationals Park for more than two decades is looking to add more housing to the South Capitol Street corridor.

A zoning application has been filed to replace the building and parking lot with a 10-story, 49-unit development with 3,500 square feet of ground-floor retail and 4,560 square feet of second-floor office space. The development will also incorporate the façade of the rowhouse at 1307 South Capitol Street SW."

I was visiting DC today and was again blown away by the amount of development happening. I wanted to get more photos but wasn't able to. But I did get a few, although they aren't the greatest.

First three are from a large development right next to the Nationals stadium. Not sure what this one is going to look like, but it was nice to see the cranes.

DC has always stolen workers from nearby cities. Stole me from Philadelphia 15 years ago. Better pay and better opportunities for me in DC (although I was shocked by how much more expensive it was to rent an apt when I moved here).

I can relate, many years ago I almost moved to DC before deciding on Philly and I think about moving there often, was very close to moving there earlier this year. But yes the housing costs are a factor (although Philly is nowhere near the bargain that it once was and costs are increasing quickly).

"A year after a zoning application was filed to convert the Cotton Annex in Southwest DC into a residential development, the developer is looking to make some tweaks.

Douglas Development has applied for a modification to last spring's zoning approval in order to adapt and construct an addition to the historic building at 300 12th Street SW (map), seeking to deliver 564 residential units rather than 610 units. According to the application, the reduction in units would ensure that units do not have an awkward configuration..."

"The plans for Shaw's Parcel 42 have come into focus after the site lay dormant for years.

Dantes Partners will construct a 10-story building with 110 apartments above retail on the 15,317 square-foot, city-owned site at 1707 7th Street NW. Of the apartments, 108 will be affordable to households earning up to 30%, 50%, and 80% of area median income, and 77 will be one-bedrooms. The plans were shared at the ANC 6E meeting on Tuesday. In late December, the Washington Business Journal reported that building permits had been filed for the site..."

"In November, UrbanTurf reported on a proposed redevelopment of a church in Historic Anacostia. Now, we are getting a sense of how that project will look.

Bethel Christian Fellowship has applied for historic concept approval to incorporate the façades of the buildings at 2200-2224 Martin Luther King Jr. Avenue SE (map) into a five-story-plus-penthouse development, delivering 38 residential units along with new church space. A rendering of the proposed project was filed with DC's Historic Preservation Office last week.

The unit mix will span from one- to three-bedrooms, and the church would have programmatic space and a child care on three floors. There would also be 20 below-grade and surface parking spaces. PGN Architects is the designer..."

ANC 6C discussed the residential development proposed for 899 Maine Ave SE yesterday. This is across the street from the Wharf and the U.S. Dept. of Agriculture currently has offices at the location.

Any word on the redevelopment at 624 Eye St NW in Chinatown? I used to work just a block west of here and was excited to see the plans... but so far there hasn't been much action it seems? I just checked Google Streetview and the recent view from September 2021 doesn't appear to show any construction so far.

"Two months after plans were revealed for a[nother] Cleveland Park multi-family development that involves rotating a house, we are getting a better look at its design.

The 10Square Development-led project would move the single-family house at 3427 Wisconsin Avenue NW to front Norton Place in order to deliver a three-story, 20-unit building. StudioMB is the architect."

The developer has a hearing scheduled later this month to request a 2-year extension on the approval. They claim to have financing deal in the works and hope to break ground in 12-18 months. But, they have already requested several extensions since the initial 2016 approval, so who knows if they will actually pull it off this time?

I drove by Skyland Center a few weeks ago. It looks really good. I think that entire area - especially Hill Crest - is going to explode in a few years. Still kicking myself for letting my wife talk me out of buying in Hill Crest 10 years ago.

It is indeed a great project in an area of DC that hasn't seen much new housing built. The former Marriott Wardman Woodley Park hotel was a stunningly beautiful and stately hotel.

"Mayor Muriel E. Bowser (D) announced Wednesday the creation of nearly 800 units of affordable housing as part of the District’s historic investment in the production of homes for low-income residents.

The 10 projects selected by the Department of Housing and Community Development will receive more than $135 million from the Housing Production Trust Fund (HPTF) — the city’s primary tool for financing affordable housing amid a persistent and dire Districtwide shortage — along with tax breaks and the promise of vouchers to ensure some of the new affordable housing is available to the District’s poorest residents, D.C. officials said.

Among the 10 projects is the first affordable housing development in Ward 3 to be backed by the HPTF. The development will add 93 units to a Friendship Heights senior living facility known as the Lisner-Louise-Dickson-Hurt Home that will accommodate District residents “at a range of income levels,” according to D.C. officials."

"D.B. Lee Development has filed for a raze application to make way for a new hotel/residential/commercial project a block west of Nationals Park.

The application would kick off development of a ten-story-plus-penthouse building on the site of the auto repair shop at 45 Q Street SW, delivering 60 apartments above 190 hotel rooms and a 3,700 square-foot market and café.

The unit mix will span from studios to two-bedrooms with dens, and the five floors of hotel rooms are expected to be under the Moxy brand or something similar. The ground floor will have folding garage-style window walls between sidewalk seating and the market, and there will also be a rooftop restaurant/bar..."

Here's a tidbit that may be of interest to some. The vacant lot at 900 New York Avenue, NW, is owned by Kingdon Gould III and his firm Gould Property Group (http://www.gouldproperty.com/newyork_ave_citycenter.html). Kingdon acquired the lot in a trade with the city for land he controlled and owned where the convention center is now located.

Does the name Gould seem familiar? That's right. From the high school history books. Kingdon Gould III (https://en.wikipedia.org/wiki/Kingdon_Gould_III) is one of a long line of decendents of Jay Gould (https://en.wikipedia.org/wiki/Jay_Gould), one of the so-called robber barons of the Gilded Age.

I think this plot should go residential instead of office. I hope they are considering that considering office space will not be the best use moving forward. Looking at the plans, they could open the courtyard area and build a residential tower with three sides.

Yes, it has been proposed as office for over a decade when City Center DC was first proposed, but that was before COVID. Downtown DC as a whole is switching to residential with many office-to-residential conversions announced. Adding another 400-500 residential units to this area would help with vibrancy around that area too.

Another DC arts space bites the dust.

The owner of the Emergence Community Arts Collective building at 733 Euclid Street NW (map), across the street from the old Banneker High School, has applied for zoning approval to replace the structure with four townhouses. The project would require the site to be subdivided into four record lots, resulting in four by-right attached houses per the site's RF-1 (residential flats) zoning.

The median price of a home that sold in the D.C. metro area in February was $526,000, up 10.6% from February 2021 and near an all-time high, but prices in two of our nearest big city neighbors are considerably less.

In the Baltimore metro, the median selling price last month was $319,000, or 39% less than the D.C. area. And in the Philly metro, the median selling price of $295,000 was 44% below the D.C. region, according to listing service Bright MLS.

Total active listings on the market in the Baltimore area last month were down 12.3% from a year earlier, and 64.3% below February 2020. In Philadelphia, the number of homes for sale was down 34% from a year earlier, and down 63.3% from two years ago.

As a result, there were fewer sales. Closed sales in Philadelphia so far this year are down 6.3% from last year, and down 8.9% in the Baltimore region. Inventory remained fairly steady in both D.C. and Philadelphia compared to the previous month, but the number of listings in Baltimore fell another 5.7%. The number of property showings by real estate agents was down about 8% from a year ago in Baltimore and about 9% in Philadelphia.

The three housing markets aren’t that different, but, particularly for the District itself, there is a distinct difference.

Baltimore, Philly housing prices 40% cheaper than DC

The median price of a home that sold in the D.C. metro area in February was $526,000, up 10.6% from February 2021 and near an all-time high, but prices in two of our nearest big city neighbors are considerably less.

In the Baltimore metro, the median selling price last month was $319,000, or 39% less than the D.C. area. And in the Philly metro, the median selling price of $295,000 was 44% below the D.C. region, according to listing service Bright MLS.

Total active listings on the market in the Baltimore area last month were down 12.3% from a year earlier, and 64.3% below February 2020. In Philadelphia, the number of homes for sale was down 34% from a year earlier, and down 63.3% from two years ago.

As a result, there were fewer sales. Closed sales in Philadelphia so far this year are down 6.3% from last year, and down 8.9% in the Baltimore region. Inventory remained fairly steady in both D.C. and Philadelphia compared to the previous month, but the number of listings in Baltimore fell another 5.7%. The number of property showings by real estate agents was down about 8% from a year ago in Baltimore and about 9% in Philadelphia.

The three housing markets aren’t that different, but, particularly for the District itself, there is a distinct difference.

It is always good to see more housing proposed but the New York Avenue corridor has some of the worst traffic in the city and needs better transit (perhaps an infill MARC station). Also, as noted in this post, DC isn't an industrial city but the existing industrial uses are concentrated along New York Avenue.

"The DC Office of Planning (OP) is turning its attention to the New York Avenue corridor for a series of planning efforts intended to facilitate additional development and housing production with the goal of adding 33,000 new housing units over the next two decades.

On Friday, OP released the New York Avenue Roadmap, focused on transforming the three-mile stretch between Florida (map) and South Dakota Avenues NE (map), which includes neighborhoods like NoMa, Brentwood and Ivy City, into a "Gateway Corridor" for the city. To kickstart these efforts, OP will launch the public process for a "New York Avenue Vision Framework"; a Small Area Planning (SAP) process for Ivy City; and a Production, Distribution, and Repair Land Use Needs and Opportunities Report this year..."

Would be amazing to get a Metro expansion that would serve this vast swath between the Orange and the Yellow/Green line. A line along US-1 or New York Ave and Blandensburg Rd or even just build alongside the Camden Line to College Park would be epic in its ability to transform the area. GGWashington did a story (https://ggwash.org/view/68145/green-line-prince-georges-county-biggest-missed-opportunity-dc-transit-history) several years ago about how the Green Line's route was initially planned to swing much further south than what was eventually built. If only...

I've always thought this routing could be worthwhile for a separated blue line. It provides something for Virginia, DC, and Maryland.

For Virginia, the separated blue line provides an opportunity for increased service on the blue, silver, and orange lines.

For DC, various areas receive new service including Georgetown, Thomas Circle (more convenient to the southern half of popular 14th Street), Mount Vernon Triangle, H Street & Starburst Plaza, along with the New York Ave/Ivy City area.

For Maryland, Hyattsville finally receives Metro service and depending on an additional station south of there near Bladensburg Road, Metro service could be close to Mt. Rainier, Brentwood, Cottage City, etc..

The 11th Street Bridge Park is a years-long, multi-million, public-private project to develop an out-of-use bridge into community space. The elevated park, a first for D.C., is slated to open by early 2025 and will rise above the Anacostia River. This would be a great public/private partnership to deliver a new police and fire station, while adding more density along a prominent corridor. I understand people probably do not want to live directly above a fire station but in Southwest DC there is a fire station with a hotel above it that was completed a few years ago.

"A police and fire station along U Street could be the future site of a major redevelopment.

At DC's March Madness housing event last week, a Request for Proposals (RFP) was announced for DC fire station 9 at 1617 U Street NW and the Third District police station at 1620 V Street NW.

The RFP, which will be released in the fall, envisions a new high-density, mixed-use development at the site that will include the existing police station and fire station."

^^ There were plans for redevelopment of this site (including the parking garage) years ago when I lived in DC but NIMBYs squashed those plans. Will be interesting to see if this time it goes through. It would be great to see something similar to the West End fire station redevelopment on M Street. The top image is what it looked like when I first relocated to DC back in spring of 2011 and the bottom image is from last year.

A 10-unit infill residential development is planned for Georgia Ave, NW.

"Permit issued to convert 4012 Georgia Ave. NW into a 10-unit apartment building, with 5-story rear addition. Looks like much of that block has already been redeveloped."

"One of the largest new developments in recent memory has been pitched for DC's H Street Corridor.

Plans recently filed with DC's Board of Zoning Adjustment (BZA) call for a six-story, 52-unit development at 814 14th Street NE. The existing properties at the address include two connected structures that were formerly used as halfway houses, and an attached row home. The plan is to raze these properties to make way for the new development.

The development, designed by architect Stephen duPont, Jr., will include commercial space on the cellar and ground floors, and the unit mix will range from efficiencies to two-bedrooms."
