"The rumors have been swirling for years, but news comes today that seems to confirm that Trader Joe’s is coming to Glover Park.

Eat DC tweeted earlier today that Trader Joe’s has filled a liquor license application for 2101 Wisconsin Avenue NW, the former Holiday Inn site that is being transformed into a 225-unit development from JBG. The Holiday Inn closed in late 2015, and JBG acquired the leasehold interest in the property from 2101 Wisconsin Associates LLP in June of last year..."

"Plans for the former Engine 13 firehouse site at 555 E Street have come into focus, a couple years after the first phase (a mixed-use Hyatt Place/firehouse project) opened down the street. A second hotel is planned by E Street Development, along with a mixed-income residential component and 10,750 SF of ground floor retail. The 253-key hotel has been identified as a citizenM hotel, a European brand hotel known for providing “affordable luxury...."

BOOM! Anacostia would be a good place to invest in property. There is a tremendous amount of development south of the Mall and this is right next to Joint Base Bolling and one metro stop away from the businesses at the Capitol Riverfront/Navy Yard.

My wife, a couple of friends, and I went to the grand opening of the Wharf yesterday in Southwest DC. There will be events all weekend to celebrate the opening. The light was a bit poor and the weather was misty last night, so the photos aren't as good as they could be. Regardless, PN Hoffman did an amazing job with the Wharf. There are some great public spaces, including a pier, several new restaurants, new retail, and two impressive concert venues.

"The owners of the former Dancing Crab, a restaurant that was once a staple in Tenleytown, are interested in replacing the property with a mixed-use development.

Last night, owners Carlos Horcasitas and his wife May-May Au Huie shared with ANC 3E early concepts to replace the former Dancing Crab at 4615 Wisconsin Avenue NW with a six or seven-story building containing 41 studio and one-bedroom apartments above a sit-down restaurant and below a rooftop lounge. Twelve percent of the units would be set aside for inclusionary zoning...."

Last night I was walking to the bus and I saw this building permit posted on the door of 716 L Street, SE. The building is currently a vacant 3-story building, across the street from the blue castle and next to the Brig. I've thought this would be a great location for another restaurant on the ground floor because of the wide sidewalk on this section of L Street.

DC is getting Richard Branson’s Virgin Hotel

Ditto Residential and OPaL LLC are moving forward jointly to develop Watkins Alley at 1309 E Street SE in the Hill East section of Capitol Hill. The site, which currently hosts a warehouse, an auto repair shop and a parking lot, will be redeveloped into 45 new homes, comprising 30 three- and four-bedroom townhouse-style condos, 8 two-bedroom flats, 6 loft units, and a detached carriage house. Construction is expected to kick off in 2018.

Trammell Crow has broken ground on Sentinel Square III, the third building of its massive 1.3 million-square-foot Sentinel Square project in NoMa. The 11- story office building at 45 L Street NE will be the new home of the Federal Communications Commission (FCC), which is moving from the Portals complex in southwest DC. Clark Construction has been tapped to build the 545,000-square-foot building that will deliver in 2020.

I went to DC this weekend to see my dads new apartment near the Nationals baseball stadium. The amount of development is insane. Looks like pretty high quality builds too. That is all. I was impressed.

Not to be a creeper but do you know which building the apartment is at? We live in the neighborhood. If you come back in six months, you won't recognize the neighborhood, with all of the new development.

70 Capital Yards I think? There is a surface parking lot across the street which I cannot imagine will last too much longer, it is an exciting area, looking forward to heading that way in a few weeks.

There is indeed a development planned for that surface parking lot. We live in one of the three Capitol Yards buildings. They are nice apartments.

Ditto Residential's development at 301 Florida Ave., NE, will move forward after the D.C Court of Appeals last week dismissed an appeal of the D.C. Zoning Commission's 2016 order approving the mixed-use project. With the appeal issue now resolved, it is anticipated Ditto will break ground on the 56-unit, 71,000 SF building in the spring of 2018.

The Court of Appeals's ruling is significant as five other major developments (listed below) in the Union Market neighborhood are currently in limbo due to appeals of zoning approvals still pending in court.

• Foulger-Pratt's Press House at Union District development at 301 N St., NE; 372 units, a 175-room hotel, 30K retail

• JBG Smith and Gallaudet University's multi-building development along 6th St., NE, comprising 1,700 residential units, as well as office and academic space

• Kettler's Market Terminal project, a 4-building development north of Florida Ave., NE; 800 residential units, office space, and retail

• Trammell Crow's development at the Central Armature Works' site, planned to include 450 rental units, 200 condos, a hotel, and retail

• a 64-unit residential project by J Street Development at Congress St. and L Street, NE

Four Points, LLC, has commenced construction on its 66-unit condo project at 810 O Street, NW, in Shaw. In early November, the developers were able to secure financing, facilitated by MAC Realty Advisors, after the court turned down an appeal of the Zoning Commission's earlier approval of the project.

The 9-story project will feature 6,800 SF of retail and an underground garage with 68 parking spaces. Nestled between the convention center area and the lively U Street district, the development will further enliven the 9th Street, NW, corridor.

It may be 10-15 years before it fills out completely. Even though the area has experienced tremendous development since the year 2000, there are bound to be development sites here and there tied up with some issue—legal, financial, tax, estate, etc. Moreover, some future projects may struggle to get off the ground, particularly if lending institutions significantly pull back in DC. And if there's another recession, virtually all development likely will come to a screeching halt for several months, if not a year or two. For the time being, however, the current development boom shows little sign of slowing.

The project to build a new Frederick Douglass Memorial Bridge, as well as associated new traffic ovals and roadways, will move forward, as the U.S. Commission of Fine Arts (CFA) gave its approval to the design concept in late November. In an earlier review, the CFA had deemed the design "too industrial" and lacking "grace," and had asked for modifications. On further review by the CFA, and after additional consultations with District officials, the design, with unspecified tweaks, was given the Commission's blessing. Construction is expected to start this winter, with completion in 2021.

The new 6-lane bridge—which will cross the Anacostia River connecting South Capitol Street to the I-295 and the Suitland Parkway—will offer a more welcoming connectivity between downtown DC and the neighborhoods east of the river. As important, if not more so, are the new traffic ovals at each end of the new span. These ovals, which blend smoothly into the street grid of DC, will create expansive, accessible green spaces and, later, offer locations for the placement of new monuments. The important of their creation and value to the city may not be known for several years.

It's a good looking bridge. It does seem to lack a certain je ne sais quoi I can't quite put my finger on. It might be the ratio of the arch length to arch height. They may be a bit short for optimal grace. Otherwise its quite promising especially the new oval traffic circles and the rest of the urban design.

More bridge news. The National Park Service announced Friday, December 1, that it has given the green light to a $227 million project to rehabilitate the Arlington Memorial Bridge. In 2015, the 85-year-old bridge was deemed structurally deficient, and heavy trucks and buses were banned from using it. The project will commence in the fall of 2018 and is expected to extend the bridge's life span another 85 to 100 years.

Groundbreaking: The Wren 965 Florida Ave., NW / 433 units

On November 30th, MRP Realty, along with partners JBG Smith and Ellis Development, held a groundbreaking ceremony for The Wren, a large mixed-use project at 965 Florida Ave., NW. Joining the development team in the festivities were District of Columbia Mayor Muriel Bowser and other dignitaries. The large apartment project will have 433 units, of which 132 will be affordable. A 43,000 SF Whole Foods Market will take space on the ground floor.

To facilitate the construction of the project's substantial number of affordable housing units, the site for the development—which was owned by the District of Columbia—was sold to MRP Realty on favorable terms. MRP Realty then partnered JBG Smith to move the project forward. Located two blocks from the U Street Metro station on the Green and Yellow Lines, the development will be, in some respects, a capstone to the eastern edge of DC's lively U Street Corridor.

Anchor Tenant Signed: Boston Properties' Foggy Bottom Development 2100 Pennsylvania Ave., NW / 454,000 SF office/retail

Boston Properties has secured an anchor tenant for its Foggy Bottom/George Washington University development at 2100 Pennsylvania Ave., NW. The global law firm WilmerHale, which has a major presence in DC, will take upwards of 300,000 SF in the new glassy 454,000 SF building.

In December 2016, George Washington University selected Boston Properties to redevelop the GWU property at 2100 Pennsylvania Ave, NW, and an adjacent building at 2121 I Street, NW. Combining the two sites, the new 11-story, one-building development will include at least 30K SF of retail.

Construction Update: Columbia Place • 9th and L Street, NW • multi-building development

Capstone Development and Quadrangle Development are nearing completion of Columbia Place, their large multi-structure development at 9th and L Street, NW, in the Shaw neighborhood of Washington, DC. The project, which is adjacent to the Convention Center, consists of a 230-unit residential building and two hotels—a 310-room Courtyard by Marriott and a 190-room Residence Inn by Marriott. Also part of the project is the renovation of an historic apartment building on L Street, The Lurgan (built 1913), as well as several row houses on 9th Street, NW.

Construction of the new structures topped out earlier this year, and now are almost completely clad with the installation of windows currently underway. The project, which will feature two levels of underground parking, is expected to complete in August 2018.

Development Update: The Canterbury • 3rd and G St., NW • Mixed-use project

Renaissance Céntro is seeking design concept approval from the Historic Preservation Review Board for its hotel/apartment development, The Canterbury, in the Judiciary Square area of downtown Washington, DC. The project, which has been in the works for five years, will repurpose The Harrison, one of the oldest residential buildings in the District, and join it with a new 12-story addition.

Located directly across the street from the massive Capitol Crossing development (http://capitolcrossingdc.com), the project will feature a restaurant on the ground floor, about 200 hotel rooms on floors two through seven and 65 residential units on the five floors above. The facade and critical exterior design elements of The Harrison will be retained and restored.

The Harrison Apartment Building, built in 1888, is the city's oldest surviving example of a conventional apartment building. Listed on the National Register of Historic Places September 7, 1994, the building is significant for its architecture as well as factors related to community planning and development.

I'm more and more impressed with DC these days. Every time I visit the city there's new things popping up and it has a nice vibe. Transit still sucks though - need to operate longer and more frequent.

I'm more and more impressed with DC these days. Every time I visit the city there's new things popping up and it has a nice vibe. Transit still sucks though - need to operate longer and more frequent.

Indeed, the city has evolved significantly during the past 25 years, becoming much more vibrant and safer. In the 1980s and early 1990s, the development of office buildings downtown predominated the development scene. Gradually, in the early- to mid-1990s, attention shifted toward new residential development. It was a long time coming, after many, many years of disinvestment and population loss in the District. The development firm PN Hoffman (the name derives from the firm's two founders, Pete Nazelrod and Monty Hoffman) was one of the first to see an opportunity.

It was only 24 years ago, in 1993, that PN Hoffman—joint developer of District Wharf (https://www.wharfdc.com) with Madison Marquette—did its first project, Brooks Place (http://www.pnhoffman.com/my-product/brooks-place/), a row house to 6-unit condo conversion at 1605 16th Street, NW. The NW is not a typo. In the early 1990s, lower 16th Street NW—just a few blocks north of the White House—was, to put it politely, in need of a little investment.

In the early 1990s, the elegant 16th Street NW building that was the former home of the Jewish Community Center of Washington DC was vacant and sealed up. After the Center had closed in 1968, the structure was put to various uses before ultimately falling into disuse by the early 1980s. At the time, the District considered using the building as a homeless shelter or a prison. As the city's renaissance began to take hold in the 1990s, the building was repurchased by the Jewish community and extensively restored. In January 1997, to considerable fanfare, the Washington DC Jewish Community Center (http://www.washingtondcjcc.org) reopened.

There's another ice skating venue in the District, and it's located of all places at The Watergate Hotel. And, even more remarkable, it's a rooftop rink with an adjacent bar that sports fire pits and couches. This is an unusual, striking facility, to say the least.

According to an article published by Curbed Washington DC (https://dc.curbed.com/2017/11/13/16643652/watergate-hotel-ice-skating-rink), the ice rink, called "Top of the Skate," opened November 16th. While the rink is modest in size, measuring 20 feet by 70 feet, and usage fees tend toward the pricey, the views from the venue are reportedly stunning, offering a wide panoramic that includes Georgetown and the Potomac River, as well as downtown DC and the towers in the Rosslyn area of Arlington, Virginia.

One of the major areas of development in DC in recent years has been the Capital Riverfront/Navy Yard district just south of Capitol Hill. Some call the area "Near Southeast." Before the area became a development hotspot, it was largely a forgotten corner of the city, consisting mainly of auto repair shops and edgy nightclubs that weren't really welcome elsewhere. The label Capital Riverfront was conceived to give the neighborhood a place-setting identity, but it hasn't caught on to the extent that some had hoped. Perhaps the neighborhood appellation might be better received if it was simply "Riverfront."

"Where do you live in DC"? Riverfront. Understood. Done.

The Riverfront area began to take shape when the new ballpark for the Washington Nationals was built on S. Capitol Street in 2008. A year earlier the U.S. Department of Transportation had moved its headquarters to the area, bringing with it a sizable daytime population of 7,000 workers. About the same time, the U.S. Navy shifted the major division NAVSEA from the Crystal City area of Arlington, VA, to the aging, but long-established Navy Yard base in DC. The move helped kickstart the revitalization of the base, while the new workers also provided some needed street activity to the neighborhood. Aside from a couple of office buildings and a residential co-op, Capitol Hill Tower, that were developed in the early 2000s, it's been only recently—the last 10 years or so—that numerous large-scale residential projects have joined the area's parade of development. Perhaps the most important factor in the area's renaissance has been the Metro station. Sited almost in the neighborhood's middle, the Green Line's Navy Yard-Ballpark station has proven time and again that transit can drive development.

A major step in the neighborhood's evolution occurred in 2004 when Forest City Washington scored a deal with the federal government to develop a desolate 48-acre plot of land adjacent to the Navy Yard. Since then, Forest City steadily has delivered building after building at the site, which is now called "The Yards." About a third of the expected build-out of 25 buildings has been completed or is under construction.

Closer look at the Capital Riverfront/Navy Yard neighborhood, with the compass points of north (top) east (right), etc. The Navy Yard is on the right. The area's main street, M Street, SE, runs east-west, roughly dividing the neighborhood in two. One company that has stepped forward to invest big-time in the Capital Riverfront area is WC Smith. (https://www.wcsmith.com) On the northern edge of the neighborhood, WC Smith is developing a trio of residential buildings, dubbed the The Collective. (https://thecollectivedc.com) Two buildings—the Park Chelsea and Agora—already have been completed. Taking space on the ground floor of Agora is a Whole Foods Market grocery store. Construction of the third building—The Garrett—is currently underway. In total, The Collective will deliver roughly 1100 new apartments to the Riverfront and the city. It was a gutsy call to move forward with the project when investment in the near southeast was seen by some as more risky than not.

Since we've been talking about parks in the District of Columbia, let's take a closer look at Meridian Hill Park on the eastern edge of the Adams Morgan neighborhood and two adjacent projects that are in various stages of development.

Meridian Hill Park (https://en.wikipedia.org/wiki/Meridian_Hill_Park), which is sometimes called Malcolm X Park by local residents, is an historic urban park that was established by an Act of Congress in 1910. Construction of the park proceeded slowly as designs and architects changed, but, finally, in 1936, the park was deemed complete and then dedicated. The centerpiece of the park is an Italian Renaissance-style terraced fountain, comprised of thirteen basins. It is the longest fountain of its type in North America. The 12-acre park is managed by the National Park Service as part of Rock Creek Park, which is the District's largest contiguous swath of green space at 1,754 acres.

Located about one mile north of the White House, Meridian Hill Park is framed east and west by 15th and 16th streets, NW, respectfully, and by Euclid and W streets, NW, north and south. In many respects, the park is a quintessential city park, as it tends to attract mostly local residents, rather than tourists seeking to see a sight.

Located directly across 16th Street, NW, from Meridian Hill Park is the proposed residential project on the grounds of Meridian International Center (MIC), which was mentioned in an previous post by 202_cyclist. At present, MIC, the developer of the project, having just received concept approval from the Historic Preservation Review Board, is now seeking a special zoning exception for a section of the building. The elegant structure with its graceful curving staircase approaches from 16th Street will offer units with spectacular park views as well grand vistas of downtown DC.

The large building on the far left in the above photo, a former dorm for Howard University—Meridian Hill Hall—is currently in the process of being redeveloped into a market-rate residential building by Jair Lynch Real Estate Partners in a joint venture with MacFarlane Partners.

Does the name Jair Lynch (https://en.wikipedia.org/wiki/Jair_Lynch) ring a bell, perchance? He's the former Olympic gymnast who transitioned to real estate and is now the principal of a major development firm based in the District. Jair Lynch Real Estate Partners has developed several significant projects in the DC area, including Solea on 14th Street, NW, and Anthology on H Street, NE, a 306-unit development.

The vacant Howard University dormitory prior to its conversion to a 206-unit residential building. Grunley Construction Company, Inc. is the project's general contractor.

The building that served for 49 years as a Howard University dorm has an interesting history. It was built in 1942 during WWII by the U.S. government as the Meridian Hill Hotel for Women, a housing facility for the "government girls" who worked in the offices downtown. As the building's design is International Style with elements of Modernism, the structure is now recognized by the National Park Service as a contributing structure in the Meridian Hill Historic District and is listed on the DC Inventory of Historic Sites.

Over two years since the District selected the PN Hoffman-led development team for the city-owned parcel at 1000 4th Street SW (map), the unit count and retail plans have changed. Madison Investments is angling to redevelop an entire block on 14th Street, NW. The seven story project, which will nestle between V and W Streets, NW, will be mixed-use, comprising 241 residential units, about 80 underground parking spaces, 25,500 SF of retail and 7,882 SF of commercial space.

As the block is currently zoned ARTS-3, the developers are seeking a special exception and variance. The application will be considered by the Board of Zoning Adjustment March 7.

The ongoing development boom in the District appears to be still going strong. It kicked off soon after the Great Recession eased in 2009 and now, almost 10 years later, remains on a hot and heavy pace. If the economy continues to hum along, we'll likely see another three or four years of robust building. The boom encompasses projects both large and small, with residential at the forefront. There is so much construction underway in the city and nearby suburbs it's a challenge to keep up with all the activity.

This is screen shot from the live OxBlue webcam for 1900 Half Street, a Douglas Development conversion project on Buzzard Point in southwest DC. (1900 Half Street is the beige building in the middle background.) Also pictured on the right is construction of the new soccer stadium. With this webcam, we'll be able to follow the construction of the new Frederick Douglass Memorial Bridge and its associated north traffic oval, which will be located about where the small red brick building is. The bridge project is expected to start this year.

Isn't that a great perspective of Buzzard Point and the Anacostia River? When it popped up on the EB5 Capital webcam dashboard, I felt it was something that needed to be shared with the larger SSP audience. Let me take this moment to thank you, 202_Cyclist, for all the photos you've taken and uploaded over the months and years. I'm sure there are many who appreciate your efforts as I do. And a big shout out to to dlg569 for the recent photos as well. Thumbs up!

For those not in the know, 71 Potomac is the second phase of a large 4-building development now called The Docks at Capitol Riverfront. Comprising 6 acres, the Docks' site runs along the Anacostia River directly south of Nationals Park. The first phase of the development—Dock79—a 9 story, 305-unit residential building was completed in the Fall of 2016. Developing the Docks is MRP Realty, a hard charging firm that quickly blossomed from its 2005 roots to become a major player in the mid-Atlantic and Northeast regions.

"Between explorations into offloading properties for commercial development and an agreement to redevelop the parking lot at College Park Metro station, WMATA is starting off the year with several repositionings. Now, a long-rumored redevelopment at the Metro station in Deanwood may be closer to becoming a reality.

WMATA has elected to move forward with eliminating the Park and Ride surface lot at Deanwood Metro station (map) to make way for a mixed-use development. The project would replace the 1.6-acre surface lot at the station, whose 194 spaces are vastly underutilized (roughly 36 percent of the spaces were used during the first half of the fiscal year)..."

Burnham Place at Union Station is still in development. This is an enormously complex collaborative project involving Akridge, a major DC real estate firm, and Amtrak and the Union Station Redevelopment Corporation, with inputs from, among others, DDOT, the FHWA and the FRA (Federal Railroad Administration). Before the project can move forward, the H Street Bridge (also known as the "Hopscotch" bridge) must first be replaced with a new, reinforced structure, and that has yet to get underway. A district representative states the new bridge should complete in either 2019 or 2020 (see link below). After that, how fast Burnham Place moves forward will depend on a myriad of factors. Again, we'll just have to be patient.

The General Services Administration (GSA) announced Monday, February 12, a plan to demolish the current J. Edgar Hoover building in downtown DC and build a replacement structure on the site to house the headquarters of the Federal Bureau of Investigation. The decision was a dramatic shift from earlier plans to move the Bureau to a suburban campus facility in either Maryland or Virginia. About 8,000 staff will work in the new 2.3 million SF building, a number down from the current 11,000. Some staff would be dispersed to other facilities around the country. Already the decision is drawing sharp criticism, particularly from Maryland congressman and House minority whip Steny Hoyer.

I have mixed opinions about the FBI HQ continuing to remain on PA Ave. Moving the headquarters to Springfield or Greenbelt would contribute to sprawl and encourage more people to drive to the facility than its current location near several metro lines. Additionally, having several thousand well-paid FBI employees contributes to local businesses and DC tax revenue (restaurant taxes, hotel taxes, etc...).

On the other hand, Pennsylvania Avenue is a largely lifeless stretch and mostly vacant outside of business hours. Additionally, having residential or commercial office space here would contribute property taxes.

It's a pretty easy decision for me at least, this seems to be the best of both world's: erasing the abortion that is the JEHFBI building from the landscape of DC and building a new one on the same prime central site, keeping [most] of the employees in the center of town and all that brings. My biggest wonder is where they are going to operate for the 4 years or so it's under construction?

The J Street Cos. plans to break ground in September on an 9-story, 62-unit condo project in NoMa. Located just south of Douglas Development's recently completely Uline Arena redevelopment, the project joins a host of other developments in the happening area, including Trammell Crow's planned redevelopment of the Central Armature Works. J Street intends to position the new condos to appeal to first time home buyers.

Proposed Development: Mixed-use, 185 townhouses and retail, Fort Totten, DC

EYA is proposing a major townhouse and retail development in the Fort Totten neighborhood of Washington, DC. The project site, located at the intersection of Riggs Road and South Dakota Avenue, NE, is a short walk from the Fort Totten Metro station. Up to 185 townhouses are proposed, as well as 20,000 to 30,000 square feet of retail. Also planned are two-levels of underground parking for 152 cars and 54-68 spaces for bicycles, and private at-grade parking for about 100 townhouses. To move the project forward as currently envisioned, EYA will be seeking a minor zoning variance.

Located across the street from Fort Totten Square, a recently built 350-unit apartment complex, EYA's proposed development, designed by Mushinsky Voelzke Associates, will bring needed density to the emerging area around the Metro station, further activating the nascent street scape. Previous EYA developments in DC include Harrison Square, one of the first new developments in the U Street Corridor after the Metro Green Line station opened in 1991, and Bryan Square in the Capital Hill neighborhood.

Development Update: Monroe Street Market; Block E; Brookland

The final phase of the impressive Monroe Street Market development in the Brookland neighborhood is moving forward. Developers Bozzuto, Abdo Development and Pritzker Realty filed plans earlier in January to slightly modify the building that will occupy the development's Block E site at the southwest corner of 7th and Monroe Street, NE. The already approved 6-story building will be mixed-use, comprising 156 residential units and 23,000 SF of retail.

The development team seeks to add a second residential lobby to the building, alter the design and size of the windows and balconies, modify the color palette of the cladding, and reduce the number of parking spaces in the underground garage from 171 to 99, as parking demand in Monroe Street Market's earlier built buildings proved lower than expected.
