And, the brick warehouse in your pic is for sale (coincidentally I know the property broker), it can be had for $7.5M :tup:

There's a sample pro forma attached to the listing (look up 411 New York Ave NE); it says that $12 rent (i.e., $1/foot/month) should be sufficient to cover debt service on the property. Looks like the fourth floor will be vacated upon closing, floors 2-3 are leased to Union Arts, and there's a furniture store on the ground floor. It would be interesting to see if the structure could pop up another floor. If so, it seems like an interesting candidate for creative office space.

$7.5M sounds like a lot, but it works out to $148.28/sq. ft., and true lofts are super scarce in DC.

In other news...

Forest City's latest earnings release includes this tidbit about its DC projects: "Anticipated starts from the development pipeline in the next 12 months include the following: In the company's ASRS development fund, five additional apartment project starts are anticipated in the near term. These include two projects in Los Angeles, two in Washington D.C. (one each at The Yards and at Waterfront Station) and one in Philadelphia."

The Waterfront Station parcel is the NW corner, and it seems like (http://www.jdland.com/dc/index.cfm/3935/Forest-City-Looking-for-More-Residential-Height-in-Yards-We/) Parcel H (across from the northeast corner of Nats Park, and cater corner from the Hampton Inn opening 2Q15) is the next Yards parcel teed up. That would be their first building west of Yards Park, where ultimately ten large buildings will fill the area between 1st SE and New Jersey, M and the river.

I can only guess how much money the fed government has forgone so that 23 year old Congressional staffers can have free parking. These lots are some of the most expensive real estate in the US and are a ten minute walk from three metro stations.

Donald Trump is a pompous jackass but he deserves a lot of credit (as long as public access to the observation tower is maintained) for investing to convert the Old Post Office to a hotel. Pennsylvania Avenue should be one of the most vibrant corridors in the United States and except for Freedom Plaza, it is largely vacant.

Building a hotel at the Old Post Office and redeveloping the land that the FBI headquarters is located on will go a long way towards improving Pennsylvania Ave.

Additionally, investing $200M will create some construction jobs, which our economy needs.

"WASHINGTON — The landmark 1899 post office tower on Pennsylvania Avenue — the second-tallest building in Washington — looked out of place in the Federal Triangle of neoclassical government buildings constructed mostly in the 1930s.

To complete the Triangle in an architecturally compatible style, the government wanted to tear it down, leaving only the building’s clock tower to rise above its replacement in homage to the Richardsonian Romanesque structure that would be no more.

The 1970 plan gave rise to Don’t Tear It Down, an organization (now the D.C. Preservation League) that successfully fought the demolition. Yet efforts to reuse the old building as offices for other federal agencies, with a ground-floor food court pavilion below the soaring nine-story atrium, also failed. The Old Post Office, a preservationist success, was a governmental flop, a federal white elephant saved from the wrecking ball — but for what?.."

This would be great but I think it will cost a lot more than $10M to deck over CT Ave and build this park. I would also like to see the National Park Service sell/donate the vacant buildings and shacks it has around Dupont Circle so these could become restaurants and kiosks.

This park idea is super exciting! I agree with your skepticism regarding price, but it is a small space.

Ask and you shall receive. Here are some photos I took over lunch when I walked over to the Post Office at L'Enfant. The food court that was completed two years ago, with Pot Belly, Roti, Five Guys, etc.., was already a big improvement. After this second phase of improvements, L'Enfant Plaza will get an Amsterdam Falafel and Panda Express, among other restaurants. This is significantly better than the 1970s-era mall that existed prior to the rennovations.

$142 a sq ft does seem like quite a good deal... those are EOTR (renovated) prices.

Yeah, it doesn't sound bad but it's probably in need of a full rehab. That could exceed the sales price depending on what's needed.
Edit: Unless it's just made a vanilla shell then negotiate lease(s) for the build-out.

This is disappointing because this site is located within a ten-minute walk of two metro stations and mixed-used residential developments were planned for both the Safeway and Martens Volvo site.

On the other hand, potentially, this opens up the MacArthur Blvd properties for development, near where Safeway is planning a mixed-use store. Now that there is no development potential at this site, this might create more momentum for some redevelopment at Friendship Heights.

"Area firms are scooping up property in two of D.C.’s hotter neighborhoods, with plans to introduce apartments to Union Market and condominiums to The Yards.

LCOR, a Berwyn, Penn.-based real estate development firm, said Tuesday it has purchased a development site at Union Market in Northeast Washington. Gateway Market, expected to be completed in 2017, is to include 188 apartments and 30,000 square feet of ground-level retail. The property at 340 Florida Ave. NE will be the first residential building at Union Market, which has undergone a massive makeover in recent years.

“We really see Union Market as one of the great up-and-coming neighborhoods of Washington,” said Harmar Thompson, senior vice president at LCOR. “The evolution of that market into a neighborhood is going to be pretty spectacular...”

Brand New Renderings and Floorplans Released for The Adamo

In February, the only information available on the project displacing the old Adams Morgan Exxon was its name and a vague projected opening date. But now The Adamo (which sounds an awful lot like a fancier version of the neighborhood's nickname of AdMo) has some new interior renderings and a whole lot of floorplans. There are four different layouts for the two bedroom suites and nine for the one bedroom suites, a few of which are obviously smaller corner units. Additionally, it looks like the thirty-four condo project will be done within a year, as it's now advertising a projected opening of May 2015. Note that asking prices will start at $400,000 as you gaze upon the visuals after the jump.

30-Unit Condo Project Planned For H Street Corridor

"The residential projects keep coming to the H Street Corridor.

Rock Creek Property Group and Cornerstone Development Group have acquired 646-654 H Street NE (map) and plan to develop a 30-unit condo project at the address, the two firms announced on Monday. The project will have 6,000 square feet of ground-floor retail and is expected to deliver in 2017.

The properties at 646-654 H Street were previously owned by Pilgrim Baptist Church. Cornerstone and Rock Creek Property Group went under contract on the five buildings in May, and the deal closed last week for $4.525 million..."

"The American and Qatari developers of the downtown CityCenterDC complex announced today that they've finalized a deal to bring a luxury hotel to 10th Street NW and New York Avenue.

Houston-based Hines and Qatari Diar, the real estate development arm of the Qatar Investment Authority, will build a 370-room luxury hotel and 70,000 square feet of retail at the site. The hotel will be called the Conrad Washington, D.C., part of Conrad Hotels & Resorts, the luxury hotel line from Hilton..."

Between this and Forest City's development at 601 L Street SE, hopefully this will encourage development along the lower 8th St corridor. That area has great potential, situated between the rapidly developing Navy Yard and Barrack's Row.

This is extremely good news. Keep filling in all the lots in Capitol Hill proper and eventually PA Ave SE near Potomac Ave SE will get filled in.

Edens throws latest pitch for Union Market: Offices, theater, retail and maybe residential

"The transformation of the Florida Avenue Market continues with Edens Realty Inc.'s latest pitch to the D.C. Zoning Commission, this time for more than 500,000 square feet of retail, entertainment, office and possibly residential on and around the Market building.

A planned-unit development application, submitted Thursday, calls for the first-phase construction of a 38,000- to-40,000-square-foot theater atop the existing Market building at 1309 Fifth St. NE, and a four-story, roughly 112,000-square-foot office component atop the theater.

The theater is expected to be an Angelika Film Center, which recently launched a three-screen pop-up theater at Union Market..."

"Capital City Real Estate is hoping to build a 20-unit residential building in Adams Morgan, according to plans submitted to the Board of Zoning Adjustment.

The property at 2341 Ontario Road NW (map) is adjacent to the Mary’s Center for Maternal and Child Care. The land is currently used as a parking lot. The site is split-zoned, which is one of the reasons that Capital City is applying for three special exemptions to the zoning code. Capital City wants the height and bulk allowances on one zone to be extended to the part of the lot that’s in the other zone, as well as two other exemptions..."

Momentum builds for big changes to Franklin Park in downtown D.C.

"The team plotting a new life for Franklin Park, 4.79 acres of deteriorating but potentially grand open space in the heart of D.C.'s central business district, is leaning toward a solution for its revitalization.

The National Park Service, working with the D.C. Office of Planning, the Downtown D.C. Business Improvement District, The Olin Studio and ZGF Architects LLP, took its initial Franklin Park concept to the Commission of Fine Arts on Thursday. The CFA, said Secretary Thomas Luebke, was "very supportive of the design."

Anyone who has walked through Franklin Par bounded by 14th Street to the west, Eye Street to the south, 13th Street to the east and K Street to the north — is familiar with its issues. The fountain lacks a filtration system, its base is chipped and its nozzles are only partially operational. The park suffers from erosion and soil compaction. The pavement is crumbling, the benches are small and poorly placed and many of the trees are in poor health..."

"The empty lot on the northwest corner of New Jersey and I with the address of 82 I Street is the latest entrant in the latest wave of residential news in Near Southeast, as public records show the 20,000-square-foot site has been sold for what the deed says is $12.25 million.

The Washington Business Journal reports that the lot was purchased by Greystar with plans for a 234-unit apartment building, with what they say is an October 2014 start date, though they'd better start filing building permit applications soon to meet that date..."

This looks like a great proposal but first step should be to address the loitering in front of the 7/11 and Starbucks on Barracks Row, where unfortunately, there was a fatal stabbing earlier this year.

Next, the redevelopment of the Hine School into new mixed-use housing needs to proceed. In the interim, however, it would be nice to have another community vegetable garden on the open space in front of the Hine School until it is redeveloped.

This is an excellent proposal. Between the Wharf development, continued development at the SW Waterfront station, the DC United stadium (hopefully!) and the Southwest Ecodistrict redevelopment, there is enormous potential for Southwest.

Currenly, the Dept. of Energy headquarters is a tremendously inefficient use of land for a site that is next to two metro stations and is located immediately next to the Mall.

The best outcome would have been to relocate the main MLK library from its current Metro Center location to L'Enfant Plaza. This would have been in an equally transit-accessible location and it would have encouraged the redevelopment of L'Enfant as part of the Southwest Ecodistrict initiative, as well as providing activity during non-business and weekend hours. Additionally, by selling the more valuable Metro Center property, the DC government could have likely earned enough revenue to signficantly fund much of the cost of a new library.

My preference for the Southwest library is to move it to the 4th Street site as part of a mixed-use development. With this public/private partnership, a private developer could pay for some or all of the cost of a new library, much-needed housing would be built in a location very close to a metro station, and it would provide more pedestrians and vibrancy to the developing 4th Street SW corridor.

"DMPED owns the northeast parcel of land at Waterfront Station next to CVS, about a block from the current library and has floated the idea of moving the SW branch library to this location. The library would be incorporated into a mixed-use building with residential units above, built by a private developer in a similar way to what is proposed for the West End branch library. Some of the reasons stated for moving the library to 4th Street’s retail corridor include (although most of these reasons are not exclusive to moving the library):
•Increased foot traffic to library and retailers
•Better accessibility for Amidon-Bowen students
•More transit accessible (closer to Metro, new Circulator stop)
•Can balance community’s desire for prominent library but still have space for retail
•Current library site is controlled by DC government, so any redevelopment there will include input from ANC6D and the community.
•A new library will be built sooner and without interruption in service to the neighborhood

Georgetown is having a bit of a resurgance. There are new stores in the Georgetown mall and some new restaurants in Georgetown. The waterfront park is a great amenity and always full of people. There is also some new housing built, with the new luxury condos right next to the C&O Canal on Wisc Ave, the proposed Exxon condos and the condos proposed for the vacant Georgetown heating plant, and these micro-units. Additionally, I think Georgetown U. is expanding as well.

I am also glad some micro-units are being provided. Some people might only live a couple of days a week in DC for work and do not want extra living space with a traditional 600-800 square foot apartment.

Woodley Park Property Offers $15K Apartments

A penthouse apartment at "The Woodley," a new development near the Woodley Park Metro station, could cost you up to $15,000 a month.
You read that right -- $15,000 a month.
The development, which opened about two months ago, is one of the most expensive properties in the District. Among the building's amenities is a dog spa, an infinity edge pool and 24-hour concierge service.
The building has 212 apartments, including 16 penthouse units. So far, only one of the penthouse apartments has been leased.
The Woodley does have a cheaper option.

"A 26-unit residential project with retail space is planned for the H Street Corridor, as Douglas Development has firmed up plans for a site it owns on the bustling strip.

About a year ago, UrbanTurf reported on Douglas’ initial plans for 501 H Street NE (map), which included a 32-unit residential building and a three-story, 30,000 square-foot retail space, possibly with a furniture store as the tenant.

Now those plans have changed. The city’s ubiquitous developer will construct a six-story, mixed-use project, designed by Antunovich Associates, with two floors of retail and four levels of residential units. There will be 26 apartments in total, although that number could change, according to documents submitted to the Zoning Commission. "Fannie Mae FNMA -0.89%officials told employees on Wednesday that the company plans to sell its mansion-like headquarters in Washington, D.C., as part of a consolidation of its five, D.C.-area offices into a single, leased office building. The company hasn’t yet decided on a new location but prefers that it be in downtown D.C., said a company spokesperson. The move would happen within the next two to three years, she said.

The spokesperson said that the move is in preparation of the expiration of the leases on two of its D.C. offices. The company has also lately had to deal with aging infrastructure in some locations, including at the main building, she said.

“We are focused on making responsible real estate decisions to ensure the wise use of resources, the safety and soundness of operations, and flexibility to adapt to changes in our future workplace needs,” the spokesperson wrote in a statement..."

Jemal’s Douglas Development has signed a contract to purchase the property, previously pegged for a Wal-Mart store, his son, Norman, confirmed Thursday. "In July, DC’s Department of Housing and Community Development put a whopping 27 city-owned properties and lots out for bid. The gem of them all, at least for developers, may well be a seven-lot site at Florida Avenue and Q Streets NW on the edge of Bloomingdale and Truxton Circle, as Housing Complex reported at the time.

One of the first developers to publicly angle for the site — proposals aren’t due for another month — is Maedwell. Maedwell principal, Syga Thomas, told UrbanTurf that his plans for the site include 40 apartments or condos and 7,000 square feet of retail. Thomas met with neighbors in the community on Monday night to present the firm’s plans. Maedwell is teaming up with E&G Group and Bonstra Haresign Architects on the proposal.

The site at 4-14 Q Street and 14-16 Florida Avenue (map) is just off North Capitol Street NW, where Maedwell has had its headquarters for seven years..."

The plans for Akridge at Half Street call for two office buildings totaling 370,000 square feet, a 280-unit residential building and a raft of new retail. The site is currently home to the Fairgrounds, a popular outdoor hangout before and after Nationals games.

The MacFarlane/Jair Lynch Half Street project is expected to include two office buildings (including the existing 55M), two residential buildings, a hotel (the incoming Homewood Suites by Hilton) and 50,000 square feet of retail.

I'm curious about what will come of the plans for the 2 new office buildings. DC already an abundance of office space and all signs point to the market being pretty flat for the next 5 years or so, with companies using less space and sequestration reducing government/contractor demand.

The apartment market also looks a little overbuilt in the near term, but that seems likely to recover quicker as DC urbanizes and population shifts from the suburbs to the central city.

In the short term, condo development looks like the best bet. There haven't been many new projects in recent years and demand seems likely to rise as yuppies upgrade from apartments and empty nesters downsize. But, large condo projects still seem really hard to finance. Perhaps, the EB-5/Chinese Investors will step in a fund a new DC condo boom.

"A 319-unit residential development abutting Howard University has been proposed for the intersection of Barry Place and Sherman Avenue NW. The six-story building at 907 Barry Place (map) would be 80 feet tall and include retail on Sherman.

Howard, which owns part of the site, plans to lease the space for the Sherman Avenue apartments to Ambling University Development Group. Ambling is collaborating with Gateway Partners, partial site-owner Pinak Mehta, and architect Niles Bolton Associates on the project, which will include 143 parking spaces on two levels and 12,000 square feet of retail. The development will include market-rate apartments, though Howard plans to push for more affordable housing than is required by the city as well as subsidized faculty housing in the building.

Plans for the apartment building include plenty of amenity space for residents, including a two-story roof deck with scenic views and perks including yoga rooms. The specifics of the building were sketched out at a meeting of the Bloomingdale Civic Association on Monday night.."

This area is a bit rough now but has a lot of potential. It is only a matter of time before the Giant supermarket, Home Depot, and the large surface parking lot are redeveloped. Additionally, this is between Union Station, NOMA, and Brookland, all of which are either rapidly redeveloping and improving or, in the case of Union Station, will hopefully redevelop and expand.

"On a recent afternoon, Brookland Manor's spacious courtyards are mostly quiet. So are the basement community center in one of the 19 apartment buildings, where the kids have yet to arrive, and the nearby community garden teeming with brassicas but devoid of humans. Out in front of the decrepit strip mall facing Rhode Island Avenue NE, three men are hanging out, but the place is otherwise deserted, and the stores—a pawn shop, a cleaner, a nail salon, a large vacant space—don't show many signs of life.

Between the shopping center and the apartment buildings, on 14th Street NE, it's a different story. Close to 30 people, mostly men, mostly young, gather in clusters around dominoes or open liquor containers or nothing in particular. A couple of cops eye the crowds from a wary distance, making sure nothing gets out of hand. Rounding the corner onto 14th, visitors are treated to a whiff worthy of Bonnaroo. "The smell of weed is never very far," says Michael Meers.

If Meers' plans come to fruition, the place could look dramatically different in a few years' time. Meers is executive vice president of the Germantown-based Mid-City Financial Corporation, which owns Brookland Manor, a Great Depression-era complex of 535 apartment units, about two-thirds of which are subsidized by the federal government through the project-based Section 8 program. (Despite its name, Brookland Manor is located in the Brentwood neighborhood and is sometimes known by its older moniker, Brentwood Village.) Mid-City also has the strip mall under contract and expects to close on it next year."

"The development on the boards for the area around Union Market just doesn’t seem to slow down.

Level 2 Development is planning to submit a planned-unit development (PUD) to the Zoning Commission for a mixed-use, multifamily project on the site of a Burger King at 3rd Street and Florida Avenue NE (map). The project will likely have about 6,000 square feet of retail and a couple hundred units, UrbanTurf has learned. Level 2 wouldn’t confirm the number of units or the retail square footage, but did say Eric Colbert and Associates is the architect on the project.

At the ANC 6C Planning and Zoning meeting on Wednesday night, Level 2 sketched out a broad plan for the project without going into any specifics, Commissioner Mark Eckenwiler told UrbanTurf. The company plans to file a PUD by the end of the year and will start making presentations about the project next month once plans for the site are finalized..."

I attended a reception for the 11th Street bridge project at the DC chapter of the American Institute of Architects last month. The bridge proposal certainly is neat and would be a great regional amenity but I have two concerns with this. First, DC already has many great public parks and other public spaces. I would prefer that money be spent building the planned streetcar network or committed to expanding and modernizing Union Station, both projects that will provide tangible regionwide benefits. Second, the area near this proposed bridge is currently not at all pedestrian friendly, surrounded by ramps for I-295 and on the Navy Yard side, a six-lane road.

More than 4o teams comprising 82 firms expressed interest in designing the project, and the field was narrowed to four finalists. I agree. For many years, the Potomac and Anacostia waterfronts were mostly ignored but that has started to change. We now have the Georgetown waterfront park, the Yards park (in the Capitol Riverfront/Navy Yard neighborhood), and National Harbor. There are ambitious plans to redevelop the Alexandria waterfront, and of course, the massive Wharf development in Southwest is already under construction. If you add the proposed 11th Street bridge, continued development in the Navy Yard neighorhood, and (hopefully) development around Buzzard Point that the new DC United stadium would encoruage, it is easy to see Southwest DC and the Navy Yard area becoming some of the most desirable neighborhoods in Washington.

Eisenhower Memorial Commission enters next phase with eye toward 2015 groundbreaking

The group planning a memorial for President Dwight D. Eisenhower near the National Mall is poised to kick off the next phase of the long and controversial process with an eye toward breaking ground sometime in 2015.

That optimism comes after the Eisenhower Memorial Commission received concept approval Thursday from the Commission of Fine Arts, the last major regulatory preliminary design hurdle. The CFA vote follows the National Capital Planning Commission's vote earlier this month 10-1 in favor of the project designed by architect Frank Gehry.

The CFA had already approved the project once, but it had to approve the revised design concept endorsed by the NCPC.

Eisenhower Commission Chairman Rocco Siciliano praised Gehry and his team for helping craft the vision for the Eisenhower Memorial, which is slated to be located between Independence Avenue, Fourth and Sixth streets SW, and said in a statement the CFA's approval moves his group one step closer to being able to kick off the project's construction.

Congress has balked at committing additional funds to the project because of the design controversy, but that could change now that the revised design has received all of its preliminary approvals.

The Hill will hopefully extend to the river within the next 10 years - and there is already a proposal to build residential on the east side of the bridge on-ramp. I think this "bridge" will get a lot of traffic in a short period of time, especially if Yards Park is connected to it along the river.

"Over the past seven years, Riverside Baptist Church and Wharf developer PN Hoffman have been in discussions about redeveloping Riverside, located along 7th Street from I Street to Maine Avenue. Riverside has been in Southwest since 1857 and in its current building since 1968. Its current congregation has about 125 members with about a third of them being Southwesters. The current building has about 12,000 square feet of space on two levels, including the basement, with a large setback from Maine Avenue and its main entrance faces a parking lot. It is an aging property where maintenance costs now outweigh costs for ministry services, so the church began exploring their options back in 2007. The redevelopment of the church property will allow Riverside to remain in Southwest, but in a new building and with an endowment. This arrangement is not new in the neighborhood. In addition to Riverside, other houses of worship have partnered with developers, include St. Augustine’s, St. Matthew’s, and Westminster Church is starting the process now..."

I'm not religious but I would walk in there just to see the architecture. Might as well eat the bread while I'm looking the designs. Very nice religious institution right there. Modern and sleek. It almost looks like a library in a way.

Without reviewing these in any depth, the Redbrick LMD proposal seems to be the most walkable and urban. The Friedman Capital proposal (Slide 5) looks terrible-- skybridges have no place in a city (perhaps other than Anchorage or Minneapolis) and this building looks like a suburban corporate campus.

The DC government really missed a big opportunity by not moving the University of the District of Columbia from its Van Ness campus to the Saint Elizabeths site. This would have encouraged quicker development of Saint Elizabeths and provided jobs east of the river as well as made a very valuable site next to the Red line in upper Northwest available for development.

This is a good proposal. It will provide more housing in a location that is a 10-15 minute walk from two metro stations and by relocating Shakespeare Theatre's properties from 8th Street, SE, this will provide an opportunity for more retail and restaurants on Barrack's Row.

The companies plan to tear down the former Southeastern University building at 501 I St. SW and construct a large campus, which will include rehearsal studios, a costume shop, administrative offices and market-rate housing, says STC managing director Chris Jennings.

The campus will also include apartments for visiting actors and directors, he says.

Speaking of veterans, the blog, Southwest… the Little Quadrant that Could has a post about the recently-opened American Veterans Disabled for LIfe memorial, a very important memorial honoring the veterans who've sacrificed greatly for our country. This memorial is located right off of Independence Ave. SW, next to the Dept. of Health and Human Services headquarters. My girlfriend and I visited this memorial last weekend and I will post some photos as time permits.

The Defense Department, which owns the entire campus, has been planning to provide about 45 acres on the western side of the campus to the State Department and 67 acres on the eastern side to the D.C. government. The campus has been vacant since 2011.

The 14-story building will consist of 12 floors of micro studio rentals, ranging in size from 330 to 405 square feet, that will sit over office and retail space on the first two levels. I am so curious to see what a micro unit looks like in person. 330-405 square feet seems so small. I do however understand that there is a market for this type of housing. This is a good location for them. I see a business opportunity brewing...

"Developer SB-Urban got the go-ahead today from the Board of Zoning Adjustment (BZA) for its planned micro-unit project on the site of Georgetown’s Latham Hotel.

The 140-unit development will incorporate the Latham Hotel and an addition at 3000 M Street NW (map). The apartments will be, on average, 330 square feet apiece, and they’ll come furnished. The project architect is Shalom Baranes Associates..."

Check into a hotel sometime. Marriott TownePlace has 330-345 sq. ft. (http://www.marriott.com/Multimedia/PDF/Hotel_Development/TownePlaceSuitesProtoModel.pdf) studios, whereas those at Homewood Suites (http://homewoodsuites3.hilton.com/en/about/One-Bedroom-Suites.html) and Element (http://development.starwoodhotels.com/writable/resources/element_hotels.pdf) are 419 sq. ft. Or check out the IKEA room set-ups -- most of the stores have a 250 sq. ft. apartment set up.

"A 10-unit residential project is being planned above the Mexican restaurant La Lomita in Hill East, according to recently filed zoning documents. The new project at 1330-1336 Pennsylvania Avenue SE (map) would sit about 500 feet from the entrance to the Potomac Avenue Metro.

The developers of the project are the owners of La Lomita. The zoning documents state that “the applicant seeks to remain at its current location while providing a sorely needed update to its restaurant space and adding residential units above...”

The front/middle part of the building you posted here looks like the Newseum to me. Minus the sharp/fins roof.

I was up in Van Ness on Saturday and took some photos of the University of the District of Columbia student center (http://www.udc.edu/facilities/featured_project_new_student_center_at_udc_van_ness_campus). This building is located right on CT Ave and will hopefully add some much-needed vibrancy to what was a dull and mostly vacant plaza.
