Big office building planned for Fulton Market District gateway

Thor Equities wants to put a 20-story glass-and-steel office building on a full city block at the doorstep to the Fulton Market District.

Danny Ecker

Thor Equities recently bought the building that houses the Mid nightclub at the gateway to the Fulton Market District, completing a full city block ownership by the New York investor.

A New York investor wants to put a 20-story glass-and-steel office building on the doorstep to the Fulton Market District after acquiring the final piece of a full city block, according to sources familiar with the plans.

Thor Equities has shared a proposal with West Loop neighborhood groups for a roughly 400,000 square foot building spanning the entire block bounded by Fulton, Green, Halsted and Wayman Streets, sources said.

The Skidmore, Owings & Merrill-designed building would include about 350,000 square feet of offices, with the remainder used for retail that would likely feature a restaurant owned by country music group Rascal Flatts.

There were a handful of decent sized or bigger projects that received building permits last week for new construction.

* 6149 N Broadway (Broadway & ~ Granville) - 6 stories, 105 units, 45 parking spaces and ground floor retail

Not a fan of the building, but at least good density

* 1407 W 15th St (15th and Loomis). 4 floors with 59 units and 59 parking spaces. Vacant lot. I believe the next door building was converted or is being converted to residential.

* 2405 W Hutchinson (Western & Hutchinson). 5 floors, 48 units with ground floor retail and 48 parking spaces. Former used car dealership/lot

* 2823 W Belmont (Belmont & ~ Elston/California). 4 stories, 48 units with office/commercial on ground floor. Used to be the Elston Hardware and also a vacant lot.

* 2124 W Lake St (Lake & ~ Leavitt). 2 floors "light industrial and manufacturing"). Vacant land that will not be far from future Damen Green Line stop. According to below article, it will target microbreweries and food production companies in the area

Yep. The blank wall at the street and painted precast aren’t so good. Otherwise it could’ve turned out ok.

I was just in the West Loop yesterday (friggin 4-4.5 hr wait for a table of 4 at Au Cheval! We were there at 4:30 pm too)

Anyhow, what I love about how this district is developing is the relative fine grain nature of it. Smaller boutiquish office/hotel/retail going up, interspersed with much larger developments. We really have a chance to see a major and bustling area here go up that actually feels raw and organic, while still being contemporary. It’s the anti-Streeterville.

And what’s with all this New York money piling into this area? New Yorkers are particularly bullish about this part of town.
