Cardel Homes is proposing to construct a new collection of 14 lowrise condos to the mature neighbourhood of Crystal Beach. Facing the Ottawa River and the Nepean Sailing Club near Andrew Haydon Park, the Carling condos include underground parking, an elevator, top-notch features and low-maintenance convenience, ideal for professionals and downsizers.

These will be launched in the Spring of 2016, according to The Ottawa Citizen.

I find it odd how much low/mid-rise density there is out there, and yet I didn't even see a convenience store in the area.

Not sure of the hours but there is a convenience store in the MacEwen gas station along with Ralph and Sons Diner. There's another one in the small strip plaza at the corner of Carling and Ullswater.

Really? The site is right across from the Sailing Club. There are several new builds in the area not to mention several $1M+ waterfront homes...

Timing it for DND relocation looks like.
Crystal Beach is nice. There are a couple of similar 3-floor buildings next to it already. Not a fan of having to face Carling though.

What area?!?!? Don't confuse Crystal Beach with Bayshore or Bells Corners - there is plenty of $$$ floating around the Beach!

The application has been filed:


Cardel Homes is proposing to build a new residential, condominium to replace their former office. The new building will three (3) storeys tall, contain 15 apartment units and have 18 underground parking spaces. The storage lockers are sized to fit bicycles and are to be contained within the underground parking area.

Access to the parking garage will be via Bedale Drive. This ramp will be setback an appropriate distance from neighbouring driveways and the intersection at Carling Avenue. Landscaping is proposed to create not only visual interest at the street level but also an enjoyable experience for those accessing the building by foot. Pathway connections will be made to the sidewalks along Carling and Bedale, providing direct access to the pedestrian network of the area.

Hmmm nice design! I like the mix of white/grey, black and warmer wood color and the curved balcony in the corner looks nice.

This one got severely dumbed-down.


Cardel Homes previously proposed to build a 15 unit apartment condo at 3368 Carling Avenue, and submitted an application for minor variances which was denied by the Committee. The design proposal has now been changed. We no longer propose to build a condominium development but a 15 unit rental apartment building instead. We have added more parking, reduced the footprint, and introduced a “brown-stone townhouse” look that fits better with the scale of the neighbourhood. The building entrance on Bedale Drive is now at street level, eliminating ramps and stairs, and giving the building a more neighbourly street presence. The former raised terraces facing Bedale, about which members of the community had expressed concern, have been eliminated. We have also reduced the size of the building by increasing the rear yard setback from 7.5m to 11.2m.

The new building would be three (3) storeys in height and contain 15 apartment units and 19 parking spaces (16 of which are underground for tenants and 3 surface visitor parking spaces). Access to the parking garage will be via Bedale Drive. The ramp will be setback an appropriate distance from neighbouring driveways and the intersection at Carling Avenue.

Agreed, big downgrade. Good thing it will most likely go unnoticed given its Crystal Bay location.
