Soho Baseline [2140 Baseline Rd] | 48m | 14f | U/C

Theberge Homes & Mastercraft Starwood are proposing to construct an 11-storey mixed-use building, consisting of a total of 144 units with ground floor commercial and retail uses. Located at 2140 Baseline Rd, the primary intention of the property is to be a student residence building for Algonquin College.

The City needs to start rezoning BEFORE selling. Learn from your developers.

The City needs to start rezoning BEFORE selling. Learn from the local developers. Pheonix Homes in particular (900 Albert, which was City owned in the first place and the one on Rideau next to CP III and IV).

Glad to see more intensification at Centrepoint. The cladding looks cheap but the massive open-book shape is quite striking.

Its a shame its so far away from future Baseline LRT Station, or rather... its a shame that future Baseline LRT Station is so far away from Baseline.

Revised design based on Urban Design Review Panel feedback:

"Although the overall Gross Floor Area remains relatively the same, the mass of the building has been redistributed and reshaped for an enhanced highrise design. The revised proposal is for a 14-storey mixed-use building with a 6-level building podium and an additional 8-storeys above. The 8-storey ‘tower’ portion of the building proposes an L-shaped floorplate that is approximately 960m2. Similar to the initial proposal, the building contains retail and commercial uses at-grade and a full floor dedicated to amenity area on the 14th storey. The revised building includes a combination of 2, 3 and 4-bedroom units for a total of 147 units and 47 U/G and surface parking spaces. Bicycle parking is still proposed at a 1:1unit ratio."

That's a heck of an improvement. You can't expect much from this type of building but it's gone from horrible to acceptable in my opinion.

It looks to be higher grade than the lowest bidder Claridge parts bin cladding that you seem to think is suitable for the most important parts of the city.

Big improvement. Nice to see some density going up near Algonquin (Baseline) Station. Too bad the Baseline Transitway has been shelved.

I forgot to post, but about 3 or so weeks ago utilities were marked and survey stakes were planted on this lot, but I haven't seen any changes since then
