Perhaps the solution is to simply merge the two.

At least 50% of what is posted in the downtown forum would otherwise need to be moved.

I like having the two distinct sections. I agree with Warrior: urban or urbanizing = downtown/city forum, suburban = suburbs.

Strictly speaking, one can say that Westboro isn't downtown, but it's urban. St. Laurent is closer to downtown, but it's suburban. Between us here on the forum, we know the difference and should be able to keep things properly split based on urban form.

In passing today, I noted they are redoing the curbs. I hope the city is not footing the bill to fix what will soon be torn out.

I just noticed on the page 8 of the Community Transportation Study for this proposal, the 1 story department store anchor near Sears is labelled as "Simons", instead of "Department Store" as its labelled in the plans posted above.

Now I'm crossing my fingers for a Simons...

That rumour has been around for a while, but I hadn't heard anything about it for some time. I guess someone let it slip.

They're based in Q City and not Montreal, actually.

New development application signs have been posted in the last few days. The change is that the previous signs said maximum area allowed 125,000 sq m, now they say 140,000. Also a maximum building height of 78m!

Also the southwest corner of the property now shows a future multi-level parking deck. I don't recall that being there before. Perhaps there were concerns about not enough parking and these two changes are intended to alleviate that.

Simons is opening two new stores: one at West Edmonton Mall and one at Galeries d'Anjou in east end Montreal. No word on Ottawa other than to say that it is being considered but no deal yet.

I don't get why Simons doesn't open in Gatineau. They have a store in Sherbrooke, which has 100,000 smaller population than Gatineau, so why not? Why do they have to wait for a spot in Ottawa? They could easily open one in Gatineau, and then in Ottawa a year or two later, and have 2 busy stores in the National Capital region which has a population of over 1M.

Although Sherbrooke is smaller than Gatineau, It has a very different and independent urban demographic. It also services a wealthy communities like Magog, aka "Westmount-on-the-Lake".

While this may be true, surely the fact that Gatineau has 100 000 more people, has a higher per capita income, and can get a lot of "gravy" from across the river (where close to 1 million affluent people live - including 100 000+ additional francophones on top of all those in Gatineau), makes a Gatineau Simons store every bit as viable if not more than the one in Sherbrooke.

I don't have anything against Ottawa at all, but as I have said before I sure hope Simons is not counting on Gatineau customers to be a bread-and-butter base clientele for an Ottawa store if it doesn't open one in Gatineau as well.

I know Gatineau people and a lot will not go to a Quebec chain's outlet in Ottawa if there is a perception that it has snubbed Gatineau in favour of the rich(er) Ontarians on the other side of the river.

A sad fact but it is true. Trust me.

A Simons Ottawa store may very well find itself with a significant population that knows its brand and is just a short drive away, but that it can only tap into to a limited degree.

Apparently Simons credit card holders in Gatineau number in the thousands. Since a lot of Gatineau residents are originally from Quebec City...

They probably fully expect almost all of them to frequent their St. Laurent store if they open it.
