1240 Carling Ave | 11m | 3f | Proposed

A development is being proposed at 1240 Carling Avenue for a 3-storey apartment building with a partial basement. A total of 18 residential units are proposed. The design includes amenity space located at grade towards the rear of the property as well as private balconies. The proposed development also provides indoor bike storage and a communal garbage room. No resident parking and one visitor parking spot is provided.

They're proposing to build lot-line to lot-line, including balconies and windows. They then "recommend that future developments have to take our proposed balconies and fenestration into account when finalizing their design. We would recommend a minimum 1.2m setback."

Can they do that?

For what it's worth, I like it, but I don't think they can do that do to fire code.

I'm bidding on this one right now. A LOT of fireproofing in the exterior walls. Fiber cement panels and siding.

They just know a speeding car from Carling will crash into it and explode.
