Building permits pulled today for 730 Chestnut. Looks like it's a JKRP project.

I agree, the building looks good. The first floor of the building next it, aptly named bloc23, has a nice heirloom market grocery store with a good selection of beer and wine. I moved to East Passyunk after living in Fitler Square for the last 5 years, and I miss having that place close by.

Speaking of this area, I was walking around a few weeks ago, and noticed 2400 Pine is much further along. Forgot I never posted it. The glass front is not at all what I expected watching the rest of it get built.

That’s a single family home by the way. It wraps around onto Waverly so it appears there’s actually a court yard in the middle. I’d have to guess it’s in the 8000sf range.

That brick color is hideous.

I'm by no means a NIMBY but I believe they tore down a really really cool mid-century live/work type of building for this. I forget the details, it might have even been someone's studio?

All of the incremental decisions on this building seem to have been made in the wrong direction. Lots of brick (can be good), terrible color. Lots of glass. Weird glazing.

You can see the old building on Streetview if you zoom back in time. I saw this site a month ago (wasn't this far along), but I think its a solid replacement. The corner portion looks older (in a good way, and I guess intentional).

I love the Bloc 24 building though. That stretch of Graduate Hospital has some nice recent development.

I took this photo directly into the sunlight. I feel like it makes the brick more purplish than it actually is.

No renderings but per some of the other chatter on this forum it'll be 7 stories, no parking.

Yes that's the info provided in the permit. Commercial Space, 42 units, looks it will be all 1 bedrooms. Curious to see what it looks like:

I also like this building. A lot.

It has brutalist/deco elements, but overall it's very elegant.

Looks like we're FINALLY getting some built density along Market Street west of 40th:

Create (1) lot from (2) lots, (16) residential units, height not to exceed 75'-0" from average grade, (4) parking spaces with (1) car share, (2) regular and (1) ada space. Size, extents and location per attached plans

With new construction reaching into Cobbs Creek at this point, I don't get why Market Street is so underdeveloped. It should be just as dense as Front Street is becoming, especially since Walnut Hill is desirable and Cobbs Creek is increasingly becoming desirable.

The curving entrance opening is a little quirky. We'll see
