Thought I would get some Omaha info on here. We've got quite a bit going on in all parts of the city. Quite the urban transformation going on right now. I divided the information by neighborhood for ease of organizing.

Wow... I haven't logged on here since 2010. Thanks for the update jays! I used to rep the big O here pretty regularly (along with starting, what is now eomahaforums.com)... time/family/etc took it's toll. I'm glad to see some folks periodically picking up where I left off!

I'll toss in the forthcoming bus rapid transit line. We were awarded a TIGER grant, and it's to be operational in 2018... running 8 miles along Omaha's busiest Dodge Street corridor.



Omaha continues to pursue funding for a light rail circulator as well.

Former McFoster's Natural Kind Cafe is rumored to be the future home of a new Dundee Bank Branch. This beautiful unique building will be renovated!


Downtown
Highline 2.0
NuStyle Development recently completed it's renovation of the 16 story former Enron Headquarters into multifamily. They are rumored to be in the process of developing a new, 4 story multifamily complex on adjacent ground that can share parking with the Highline.

J Development Co of Council Bluffs recently applied for $550,000 in Historic Tax Credits for an unknown rehab of this building.

The other larger development downtown, is the Capitol District, which is well underway (photo below, and rendering)... the HDR headquarters will be situated on the packed parking lot, across the street.

The HDR changed their HQ plans from downtown to the Aksarben area. The building is also scaled back from their previous design because there is room to expand if needed.

Recently a 1.2 billion dollar development in West Omaha has been announced on land that was formerly owned by Boystown and another private owner. The development will be nearly 500 acres, have nearly 10 miles of biking and walking paths, and have nearly 1/3 of the area as parks and green space. Some of the specifics of the project include: 2.3 million sq feet of commercial space(1.4 million sq feet of offices and 500k sq feet of retailers), a 300 room hotel, 1500 apartments, 140 town houses, 440 single family homes, a lake, and an amphitheater. The timeline for the development is for 85% to be complete within 8 years. This project is right in the middle of West Omaha (and as the city continues to grow west it may soon be the middle of Omaha) so it should be some pretty good infill for the area. Wow!! I like that last project. There's a lot of density in there that will definitely grow Omaha!! BTW, I like this page, but I think it would get a lot more action if you got it moved to the Projects & Construction - City Compilations page. See if you can get a moderator or administrator to bump it for you!!

$500 million proposal to transform Conagra campus includes housing, offices, access to lake
» The plaza extension of Harney Street leads to the lake. Visitors walking along the corridor could shop, eat or relax on a sloping green lawn whose zig-zag path winds to the dock area.
» Along the south side of the plaza would be a hotel with up to 200 rooms; a 300-unit apartment building and a low-rise residential structure with condominiums.
» On the north side of the corridor would be a 280-unit apartment complex with parking and about 50,000 square feet of restaurant-focused retail space. A 250,000-square-foot office building would rise, too.
» Farther south on the Conagra campus would rise another office building of about 250,000 square feet and a residential high-rise containing up to 250 units, either condos or apartments.

The first phase of the Conagra plan includes a 350-unit apartment building, a 720-space parking garage, 50,000 square feet of retail space and a hotel that should lead to $100 million in investment, said D’Arcy. It is to break ground next summer.

New Kiewit HQ/Builders District in North Downtown
Kiewit is moving their world headquarters to North Downtown, next to their current training facility. 160k-180k SF building with space for another building of equal size.

Omaha Riverfront
$290 million proposal for the Omaha side of the riverfront to create one continuous park. It would involve filling in the Gene Leahy Mall lagoon and bringing the park to street level creating lawn and event space. A promenade that continues east and over the railroad tracks similar to Millennium Park in Chicago. A connected and enhanced Lewis & Clark Landing is envisioned as well. More than half the money has already been privately raised and the city has pledged $50 million.

Dirt could move as soon as the middle of next year, with the project wrapping up in 2022.

Flatiron District
About 200 units originally across four buildings, plus however many units are in the big building on 20th & St. Mary’s Ave, and another building in the concept (below the 18th St marker). This whole area is in limbo because of a controversial proposed youth justice center to the north (It is smaller than the existing one. A nonprofit would build it with public funds that would not be voted on).


10 & Pierce - proposed 5 story apartment building with 89 units south of downtown in Little Italy

Grace University redevelopment– farther south on 10th street is the recently closed Grace University.
Several developers, as well as, Omaha Public Schools plan to remake the entire campus.
- A new elementary school
- 167 unit apartment complex from the existing admin and dorm building
- Bluestone development plans about 230 units of apartments on the land it owns
- Further south a renovation of a building into 60 units for veterans, next to an existing veterans apartment building.
- No renderings at this time

Makers District – Arts and Trade district

Future Forward, LLC is transforming this area into a makerhood. They own just about every lot in the general vicinity and will slowly cultivate it into their goal without gentrifying it.

Clarity and Greenslate are redeveloping the Blackstone Hotel into a high end boutique hotel featuring 204 rooms, a rooftop cocktail bar, restaurant space and a 3 story addition on the surface parking west of the building featuring a pool and other hotel amenities.

TIF Document shows this as a nearly $75 million project.







Apts at 44 Douglas – Recently proposed 4 story building with 127 units

Adjacent to med center. Looks to be micro-apartments. No rendering at this time.

-Still under proposed because the lot is cleared, but nothing has happened in at least a year.

Mutual HQ

Mutual of Omaha is currently in the middle of a year long process in assessing where their next headquarters building will be built. They currently occupy about 800,000 SF of space in their main building just west of Midtown Crossing. We would assume something of equal or a little bigger to account for more efficient office layout, while also thinking of future growth. From a speculation standpoint, they will do one of the following:
- Build on their existing parking lots to the west of the current building. (logistical nightmare though)
- Build a massive urban campus on lots their real estate development arm has been gobbling up to the east of Midtown Crossing, more on that below.
- There is a large area of land occupied by Physicians Mutual that they theoretical could build at, but it doesn’t seem all that likely.

Turner Park East Master Plan

Now this is one of the vaguest plans, because like above, we do not know if Mutual of Omaha will build in this area or not. Leaning heavily toward office space (at least for now).

Interesting massing concepts in here.

First phase (150,000 SF office building, a 98 room hotel, a 118 unit apartment building, 400 space garage) – this is still all in the proposed stage, nothing has moved since this article came out.

West Farm – cannot locate any recent construction photos. Will make sure it is on the list when our local photo gurus rent a helicopter again.
Construction on the Applied Underwriters site has begun. Grading and infrastructure construction has begun throughout the site. One of the first tenants to build is an $84 million senior living facility. Residential will most likely be the first constructed (because of market demand right now), then retail, then office space.

Facebook Data Center - $1 Billion, 2.6 million SF spread across six data center halls, opening between 2020-2023, no updated rendering or construction picture yet.

Council Bluffs Riverfront – The same firm doing Omaha’s riverfront master plan is doing Council Bluffs’.
Theirs however, is focused on the more natural side since a large portion of the site is within the floodplain.
No renderings other than the below video. Do not have a timeline, budget, etc., for the Council Bluffs side.
