Because they are combining lots, the actual planned FAR is around 11.7 for the entire site. But considering just the Hyatt site, the Midtown East zoning has an as-of-right FAR of 27 (through air rights transfers and payments). It also allows for 2 separate special permits that give a bonus FAR of 3 for each:







But the developers are only seeking to use a portion of one of those permits, leaving 352,392 sf of floor space on the floor. The community board and borough president want to make sure they can’t use that additional floor space.

Pity Cuomo didn’t go full Brooklyn Yards on some sites before leaving office. Nothing better than reminding racist and provincial NIMBYs that development in NYC effects the entire health of the region. The needs of the many outweighs the xenophobia of a few.

Any sites that can be developed will be developed. Doesn't matter who's in office. Real estate is the one constant in the city.

If they intend to have a flat roof behind the lattice crown, ( Which is an assumption I know, they´ve shared very little about the top as the most important feature right now is the base, which is a masterpiece in my opinion ) I´d love to see some sort of observation deck up there. I´d have to guess there would be mechanical up there in the current plans, but I can always dream. ( also I realize that looking through the lattices wouldn´t be ideal, but I´d still love to see it happen )

There will be a flat roof in the crown with a couple of levels on top. Like other buildings, it will be full of mechanical and maintenance equipment.

I assume that you're referring to the West of 8th. That area has tons of beautiful old low-rise buildings.

The extra 150' included in these renders makes a big difference (in a positive way) compared to the much more squat-looking ~1500' "official" renders

I have high hopes that this will pass both votes pretty easily. It's just too good of a proposal to miss. Of course, that may very well just be a boatload of optimism.
