The Plateau Ste-Foy, centered around the axis of Boulevard Laurier and Route de l'Église, is indeed in dire need of densification and requalification, though the pace of change has indeed accelarated in the last few years. The tramway would have obviously had a huge impact on this area so I'm still keeping my fingers crossed!! Here's a quick sum up of the projects I can think of in the area :

In green : recently built or under construction.
In yellow : plans approved by the city.
In blue : land owned by serious promoters, in premilinary talks with the city.
In red : Renders produced in the past but nothing serious nowadays (that I know of)




The Route de l'Église was spruced up by the City a few years ago and it really is quite nice. A lot of projects went ahead afterwards.

Yep, Fake London's new tallest is 444 feet tall and will be twinned (of course) with another 29 floor tower.

It would great in general if people could always state what city their photos are from. It's not always obvious...

I've never been to Nelson, but dearly want to go there sometime. I've been fascinated by the place ever since the movie "Roxanne."

While I'm encouraged by the amount of new construction in downtown Moncton lately, it's still rather shocking at the sheer amount of surface parking in the downtown. I think it probably has more than any other Canadian city.

I've had this photo for several months, and was hesitant to post it because I knew the reaction it was going to generate.

All I can say is that the city (and developers) are aware of the problem, and several large projects slated to get underway in the next several years will put a dent in the ocean of surface parking.

I take the optimistic view that the surface parking downtown gives us unparalleled opportunities for impressive projects to be developed, more so than many cities.

The surface parking doesn't seem as bad as aerial images would suggest when you're actually on Main St. because much of it is behind buildings. So it's a problem in terms of inefficient usage of space but less so in terms of urban experience.

Oh, it's definitely trending in the right direction! just a long, long way to go, that's all.

I guess this was a rail yard at some point.

Those 6 storey apartment buildings are brand new with large surface parking lots supplementing the single level of underground parking. Unfortunately, you see this alot with 5 to 6 storey apartment blocks throughout Canada. Fewer units eliminating the need for additional surface parking with higher coverage like townhouses or 3 storey apartment blocks with landscaping would have looked better.

Yes, everything south of Main Street was formerly rail yard or industrial riverfront land, and, hence a brownfield. This has complicated redevelopment, but, things are taking off with major projects by Ashford and Lafford, which should see an additional 15 storey building south of Main (the third sister), as well as two 24 storey buildings and another apartment building of unknown height (all Lafford), and, a major redevelopment of the Downing Street area including a new city market, additional commercial retail and a tower of at least 20 storeys (Ashford). These should be underway within the next 2-3 years. There are other projects downtown as well including a 30 storey tower proposed for East Main Street.

It's just agonizing for an urban enthusiast to know all this stuff is on the books, but things are so slow to get started.........
