Indeed. I would add Eddy Savoie (the man behind Clockzilla and its spawn) to the unholy troika.

Coquitlam got things right by leveling SFH (many of which looked a bit like Surrey Crack dens) in a place where housing prices are stratospheric.

Well it's not like the land was expropriated. Those homeowners made off with a windfall selling to developers for much higher than market value. And now it's a much more attractive neighbourhood with more families, greenery and parks.

They're leveling even more. I'm really impressed at how Coquitlam has been able to upzone neighbourhoods with little to no political backlash.

Maybe not the prettiest developments, but the way Waterloo has replaced entire blocks of SFH in the last decade is so fascinating to me...

^ That's crazy. I can't think of anything in Winnipeg that even remotely approaches that level of change.

It's pretty ugly in close up, but taken as a whole it really is fascinating, and it totally works as a student ghetto. Thankfully it's superseding a bleak postwar suburban landscape that wasn't worth saving.

I do wish I'd been savvy enough to buy one of those ranch houses twenty years ago, though.

In the 80's I lived in one that is featured in the first image. I never imagined it would look like it does now.

When I went to U of W in the 80's I lived in the house on the left with people on the driveway. I can't imagine it would look like it does although I have been back as recently as early 2020. In the 80's occasionally Mennonite buggies would go by.

Compare the Coquitlam images with Waterloo. Similarly drastic changes, but in Coquitlam's case, the public realm has also been improved and made more urban, whereas in Waterloo you have the same shitty stroads and hydro poles as when it was suburban sprawl. Just with fewer trees.

Edmonton

Some changes in the west end of downtown.

There are changes on the east end of downtown but it still has a long way to go.

Personally, I think this is one of my favourite Edmonton before/after changes:

108 Street and 99 Avenue in 2007

No kidding, there is something very off-putting about that amount density with the same archaic road structure and public amenities.

You still see that in metro-vancouver redevelopments though. A lot of places in Burnaby, especially the metrotown area look like the above waterloo picture

Here is another big change for Edmonton in the former industrial wasteland north of downtown. 104 Ave. and 113 St.

Here is another view just west of the location above.

Where exactly? Can't find any examples of what you're talking about. Although the architecture may leave a lot to be desired redevelopment in Burnaby usually comes with vast improvements to the public realm. Street trees, widened sidewalks, bike lanes etc.

Some examples around Metrotown.
