In Manhattan, location doesn’t mean what it used to, because some buyers seem open to any neighborhood just as long as they can squeeze onto the island.

Putting that theory to a test, perhaps, is a new 32-story, 69-unit condominium from Tessler Developments rising at Madison Avenue and East 33rd Street. With throngs of tourists, cars and office workers, and the types of restaurants that specialize in food that can be taken back to a desk, this section of Midtown may not be considered the most likely place to live. But Tessler believes its glass high-rise, officially known as One Seventy Two Madison, can help change that impression.

“Give it five or six years, and you’re going see many office buildings around here convert to apartments,” said Yitzchak Tessler, the company’s chief executive.

I agree with Tessler. The notion of "Office District" is dying a slow death. In 10-15 years, I don't think we'll have any Office-Only Districts left in any of the big cities. Which is good for the vibrancy of cities. No more post-business hour ghost towns.

Tessler Developments will employ novel architectural stylings to help fit 172 Madison Avenue into its office-heavy surroundings in Midtown, new plans reveal.

The 32-story, 69-unit condominium on a corner lot at Madison Avenue and East 33rd Street, will have its first residential floor raised 40 feet above the street, rather than the usual 15 feet.

That floor will comprise of a lower-story “penthouse” unit that the developer has dubbed “the mansion,” featuring four bedrooms across 3,000 square feet of space, the New York Times reported.

The Karl Fischer-designed building, branded “One Seventy Two Madison,” will also house five true penthouses on the upper floors. Apartments are priced at an average of $2,000 per square foot, or $1.6 million for a one-bedroom. The mansion is $4,300 per square foot, or $13 million. According to developer Efraim Tessler, 30 percent of units have already been sold.

The new plans are only slightly modified from those released last year. Tessler bought the 110,000-square-foot site in 2013 for $55 million in a bankruptcy sale, paying off prior debts and fees to develop the building.

What a gorgeous building. There seems to be a renaissance in the step look that New York is famous for, along with Fosters 425 park avenue tower the Metropolis look is coming back...I love it!!!!

lame podium point tower better fitted to long island city, san diego or vancouver. if in manhattan, at least put is far far east side where it doesn't break the street wall.
