I hope that the two lame low rises on the corner across the street (on the east side of Madison) are redeveloped soon.

I agree with Tessler. The notion of "Office District" is dying a slow death. In 10-15 years, I don't think we'll have any Office-Only Districts left in any of the big cities. Which is good for the vibrancy of cities. No more post-business hour ghost towns.

The Karl Fischer-designed building, branded “One Seventy Two Madison,” will also house five true penthouses on the upper floors. Apartments are priced at an average of $2,000 per square foot, or $1.6 million for a one-bedroom. The mansion is $4,300 per square foot, or $13 million. According to developer Efraim Tessler, 30 percent of units have already been sold.

The new plans are only slightly modified from those released last year. Tessler bought the 110,000-square-foot site in 2013 for $55 million in a bankruptcy sale, paying off prior debts and fees to develop the building.

What a gorgeous building. There seems to be a renaissance in the step look that New York is famous for, along with Fosters 425 park avenue tower the Metropolis look is coming back...I love it!!!!

lame podium point tower better fitted to long island city, san diego or vancouver. if in manhattan, at least put is far far east side where it doesn't break the street wall.
