Yeah most time when a project goes to the PAC it is because the project is big an needs some sort of variance. With low income housing, it’s generally built in an area that already has the correct zoning and projects usually don’t need extra approval. They’ll need approval from the Municipal counsel but that’s usually it.

Also am I the only one that wishes the new build between mountain and plaza was right on the corner with street frontage. It would certainly change the look of the area if it was like that.

If Emma Place had been flush with the Mountain/Plaza intersection, it likely would have given the building a greater perceived "massing" effect, but I find It's oblique orientation interesting, and I'll wait and see what the overall result will be.

Speaking of Emma Place, I saw workers back on site today as I drove into work.

This is going to look dated soon and people will be talking about the abundance of buildings from Moncton's 2020's as its Spitfirism period.

I know what you mean.

Spitfire designs good solid buildings with all the modern amenities and indoor parking, but there is precious little variation in their work.

It might not hurt if they consulted with an architect on some of their projects in order to inject some panache..........

Apparently this new building will be a relocation of GemTec Engineering Consultants from Rooney Crescent in the main MID Industrial Park.

They are starting to apply brickwork to the facade of this little commercial/office building in behind the RBC on the NE corner of the Mountain/Gorge intersection.

That building is really coming along! It looks really good.

On an unrelated note, they were installing power lines on the Maplehurst extension the other day. I don’t imagine it will be to long before they start actually start constructing the road with curbs and get it paved.

Proposed apartments could mean traffic problems, says Moncton councillor
City staff say it's not necessary to prohibit left turns from parking lot onto Mountain Road

Moncton council has given the go-ahead to two six-storey apartment buildings along Mountain Road in the city's north end, despite concerns raised by two councillors about the design of the development's driveway.

Coun. Greg Turner said he was in favour of the overall development, but asked for restrictions that would prohibit vehicles exiting the parking lot from turning left onto Mountain Road.
The new apartment complex was approved without restrictions, despite the concerns raised by Councillor Turner (and Butler). I agree with this. I think any prohibition on left hand turning is really unnecessary, a nuisance and actually would have ended up compounding local traffic problems.

Nothing definite. I have seen a rumour online that they may be extending the plaza, but that is only a rumour, and should be treated as such.

Look at how the metal roof buckled at iHop. Screws a little too tight maybe.

IHOP actually reopened today for dine-in eating.

It's good to see the city gradually coming back to life. You can really feel the difference this week.

Yah, traffic is heavier already. I miss having the roads to myself.

I remember reading somewhere that there was a real shortage of construction workers/trades people. I don't know if that would affect Emma Place or not, but there's so many building projects around the Moncton area now.
