I think a darker reflective glass with sunshades similar to the balconies on this building in Chicago could look quite good.



If designed right, the building would look quite organic if you were standing below it (as you wouldn't see much glass) but if you were across the street you would see the reflection of the VAG/Hotel Vancouver/Georgia Hotel and it would make the area feel more open.

I don't think this would be overly expensive to implement.

For extra cool effects you could put LED bars similar to those on the windows of BC Place along the tops of the sunshades and make the reflective glass look like water at night.

Considering the Sears building's proximity and context with the Vancouver 2010 Olympics prime celebration site, I was inspired to produce a new facade that takes inspiration from the wooden slats podium design. On top of that, being at the core of the city, the exterior reflects the heritage of the city as a lumber mill site. I can also imagine some of the neat projections that can be shot at the building from an angle. Additionally, perhaps the inclusion of long, slender horizontal recessed windows on some of the sides would be a neat feature as well. Would give it an almost "birch bark" appearance. lol

Excuse the crude sketch, but this is sort of along the lines of what I was thinking:

I don't know, the problem with that and other "futuristic" or so called innovative designs is that they have a shelf life of about 6 months and then people tire of it.
A successful design transcends time and gets better with age.

That looks like plastic shrink-wrap that has been exposed to extreme heat.

Looks nice - but the main problems I see with it are:
- City may not approve encroachment of overhangs over City property (sidewalks)
- fins act as "blinders" for the office tenants, reducing commercial desirability of the upper level office space.

I just hope that what replaces SEARS isn't even more visuallty disturbing. Sure, SEARS was an ugly, once-white, sterile piece of junk.

OK, but the next one (apparently similar ir size; no official render yet though) could be equally ugly in a totally different way. Don't crack open the champagne yet.

it would be a little cooler if 50% of the stools here weren't aboriginal (just depresses), but one can't but appreciate the fine finishing of granville street, a really nice job.

How accurate is this rendering of the building cladding reno? It's an improvement, but other than new glass doesn't look like much was done with it...that's how it looks especially with how they made the rendering so dark.

However, I do like how the "toilet bowl seat" is being used as a news ticker (and possibly, LCD displays?). Not sure if that will get past this narrow/NIMBY-minded city council though.

Even if that was a legit rendering, I'd rather have the current urinal. It looks like a knockoff of that hideous building in Dundas Square in Toronto (can't think of the name).

I thought something was amiss.
In a proper rendering, I think the artists would have started by cleaning up the dirt streaks on the roof edge and the facade.

While not exactly as shown as above, I wish the new proposal was along those lines, with some good lighting effects / vide screens and animation. That is more what a high end department store in the heart of a Japanese city would look like. High end does not have to mean boring and conservative in other places of the world.

And I disagree to Vanman, this would be much better than Dundes square, since this building would still have a true function. Do remember this corner is our only chance for Time Square feeling.

Unfortunately, the first stake through the heart of that chance is already being driven by the new development on the southwest corner of Granville and Robson.
