Limiting density is definitely not going to fix traffic problems. It will make things worse because everybody will drive more. More roadway will be required per capita so it will be more expensive. Good transit service to these new areas simply will not be viable. The city can't afford to send a bus through 5 km of road every 10 minutes all day long to serve a couple thousand people, so they won't. They will send the bus through maybe every half hour and it will be a pain so everybody will drive if they can. As for the poor, elderly, disabled, teenagers, etc., well, have fun waiting 30 minutes out in the cold!

In the future Halifax will be even more screwed because energy prices will rise and the city will have buses while other cities have (automated) electric trains that can run more efficiently on any power source that can be hooked up to the grid. Oh well.
Bedford South is the closest thing to suburban hell in HRM. Many of my Bedford friends (Except the ones who live there) say that it ruined Bedford. Me and my friends have gotten lost in there because all of the houses look the same. Another crappy planning decision courtesy of your friends at HRM.

So I was up Larry Uteck the other night and it appears Gardens Luxury III is going to be taller than its predecessors. It's up to five floors now.

What is Route 90? 420 Larry Uteck has a sign up calling it Rockwood Estates, and the crane is now down.

Here are some photo's I took yesterday:

Like the rest of us I am getting tired of the I and L shaped low rises that are popping up. I know Bedford is a long way from requiring High Rises but hasn't anyone learned from looking at Clayton Park? Let's have at least some imagination when designing these things.

Any more word on what else is going into the Shoppers Drug Mart side? I saw an earlier post mentioning rumors of a McD's and a Tim's (which I think he said was going into the Sobey's side parking lot somewhere)

Rockwood Estates (420 Larry Uteck)
Route 90 is the new bus route being implemented by Metro Transit this Fall for the neighbourhood. It will run from the roundabout on Larry Uteck downhill to the Bedford Highway. On the Peninsula it will go via Windsor to Quinpool and the Water Street Ferry Terminal.

Thanks for the information on Rockwood Estates. Here's the website for it;

That's a funny rendering. The building is not in perspective (vertical lines are parallel for example) but they shrunk the people on the balcony down to a fraction of the size of the people in front of the entrance.

The building's fine but it seems kind of sad to me. It's similar to, say, Armoury Square, but will be much less convenient because of the site planning and planning of the whole Larry Uteck area. It would have been possible to arrange these buildings a little differently to create a good environment for pedestrians.

Tim hortons has been moved like 7 times from what ive heard, mostly rumors. All i know is there is supposed to be one here somewhere now not 100% sure where.
