Yeah that Money Mart/Subway is bloody awful. I hate payday loan stores. They should be illegal based on predatory loan practices and it's disgraceful they occupy a former prestigious strip (and on track to be somewhat restored) of Hamilton lore.

Other developments visible in the photo will be 154 Main (visible back right), the two clusters of Gore Park building restorations on the right hand side, Effort Trust, perhaps Gore Park Lofts and as Ritsman mentioned, the lovely LRT scooting around King.

This might not be the best spot to post this but I didn't want it to get missed. Anyway I came across this video on Youtube tonight and thought some of you would find it interesting.

Honestly I found it interesting but also sad. Anyway I hope you all enjoy it.

Sort of reminds me of the Rambles in The Rust Belt youtube channel. There's a few Hamilton videos on there with a similar theme.

Does anyone here subscribe to Forge and Foster's email? Alex Manojlovich who dishes out the emails under his name within the company has sent an email yesterday containing a number of investments. Perhaps I will just copy and paste it here, if that in itself fills the bill under this thread.

Your Greater Hamilton Real Estate update for 08/03/21.

This week witnessed a massive volume of transactions take place including a multitude of high value transactions. Notable transactions include 547 King St E selling at $7,000,000/acre, which indicates a potential 7 storey-ish development; 488 & 500 Upper Wellington selling to Fengate Capital, which signifies a potential 3 storey development; and 649-657 Arvin Ave selling for $816,000/acre, which is considered to be at the higher end for serviced industrial land. Also, Forge & Foster is proud to announce our latest acquisition: 243 Queen St N, Hamilton. An 80,000 sqft industrial building purchased for $8,600,000. In partnership with Aeon Studio Group, 243 Queen is set to be Hamilton's largest film studio and will provide class-A film space for the ever growing film industry. In the news, Forge & Foster is also proud to be featured on RENX.ca. Click on the article below to learn more about our past and present projects, along with, what we believe are some exciting future areas of growth. The Design Review Panel is set to provide comments for 253 King William St and the discussion of a potential LRT project continues. If you have any questions about the various CRE transactions or news, please feel free to reach out.

Take Care,

Alex Manojlovich

Glad to hear about 547 King ST E. This area needs some uplift between Wellington and Wentworth.

Perhaps this site is known to some here. When I found it today I thought I haven't seen so many Pdf's to download about the city and all its inner workings of Hamilton's Official Urban Plan. This must have taken a long time and had many minds thinking to come up with it as such. I don't know, I found it impressive, maybe some will too. I post the link regardless for another means of information that could be of some help, or just something to read for those whom love to read.

Another strong month for building permits in Hamilton. over $200 million in value issued, bringing the YTD total to $464 million (compared to the last 3 years averaging about $150 million at this point).

the 12 month period ending in February has seen $1.7 billion in permits issued, significantly surpassing the previous record in 2020 of $1.38 billion.

Most notably, this is mostly because of industrial construction. Which is nothing but incredible news for the City's tax base as industrial uses pay by far the most property tax. Industrial permit values are up a whopping 596% over the 3 year average!

major permits include:

777 Garner Rd - Redeemer college new student residence - $13 million
213 MARKET ST - new apartments - $2.5 million
110 Aeropark Boulevard - New Amazon Warehouse - $120 million
50 Aeropark Boulevard - new warehouse tenant improvements - $2 million
659 Catharine Street N - new outdoor patio - $1.55 million
274 Dundurn St S - Elementary School alteration - $2 million

That's definitely a great leap. No slowing down anytime soon that's for sure.

How rad would that be, having a pint on the HMCS? Maybe it's for something to do with the Pier 9 development as it's one digit off the HMCS Haida address.

Would be even better if a local brewery did a Haida themed brew to have there. I'd be all over that.

Now there's a great idea. Collective Arts should jump at it.

I wonder what Toronto's number would be? Say, per capita. Would be a good metric to measure how quickly Hamilton is developing.
